How a landlord roof survey works in Hyde

Access needs arranging before a survey of a let or shared building. The roof space and certain flats may need to be opened up for us and residents will need to be told in advance. You or your agent arrange access and we will say what we need when you book. Any part we couldn’t reach is noted in the report. Typical surveys look at ceiling stains reported by tenants and gutters overflowing onto walls, across flat roofs on blocks, shared roofs and rented houses.

In a village or hamlet like Hyde, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

How we price landlord roof surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • Roof area
  • Whether thermal imaging or a drone is needed

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Landlord roof survey starts from £150, including VAT.

Booking your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Any stains, drips or damp patches you’ve seen indoors
  • What made you get in touch
  • What kind of property and roof it is
  • The property’s address and postcode

We confirm the price for your survey before booking, so you know the cost up front. Prices start from £150, including VAT. To book, call 07833 053749 or email us.

Different roofs, different checks

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. We record what we see.

Party-wall upstands and parapets

A parapet can hide a gutter that’s hard to see. They’re checked where safe access allows.

Do you need a landlord roof survey in Hyde?

Shared roofs can fall between owners. Everyone may think someone else is responsible and work gets delayed. An independent report helps everyone see the facts.

People usually book a survey when they’ve noticed something like this:

  • Damp or stains in top-floor flats
  • Worn ridges, hips and verges
  • Flashings that have come away
  • Chimney stacks in poor repair

For site and facilities teams at buildings like Hyde Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before you book

  • How long they’ve been surveying roofs
  • What the survey won’t cover
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Are they insured for the work?

What a good roof survey covers

Local roofs in Hyde

About 4.4 miles north lies Breamore House, a reminder of how long the area around Hyde has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Church of the Holy Ascension: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Questions from Hyde

Will you come out to Hyde?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Is my home in Hyde listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you need access to all the flats?

That depends on the layout. We may need the roof space and some or all of the top-floor flats, and you or your agent arrange access. We will confirm what we need as you book.

Do you look in the loft space?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. Repair costs are not included but it gives contractors a clear brief.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. A typical visit takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Somewhere as small as Hyde, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know about the building, its roofs and any known leaks.
  2. We confirm the access we will need.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

Before we arrive

  • Make sure we can get to the back of the property
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft
