Landlord roof surveys for homes and businesses in Kirdford

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen and the loft where access is safe. If you’ve noticed mortar falling from ridges and verges and damp or stains in top-floor flats, we can find out what’s behind it, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. You will see the good as well as the bad.

What we look for on each type of roof

Roof spaces and lofts

Access to the loft may be through a flat or a common area, so it needs arranging.

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. We record what we see.

Kirdford: your questions answered

Will you come out to Kirdford?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Kirdford?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. It does not include repair cost estimates, but contractors can price from it.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Who do you carry out landlord roof surveys for?

Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen as well as what could.

What affects the cost of landlord roof surveys

The price reflects the time and kit the roof needs. That comes down to:

  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • How many separate roofs there are, such as extensions, dormers and garages

Landlord roof survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

What to tell us when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, tell us:

  • The address and postcode of the property
  • Any photos you have, taken from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • Where any leaks, stains or damp patches show inside

Most bookings start with a short call: ring 07833 053749 or email us, and we’ll ask about the building and what you need. The price is agreed before a date is set.

What happens on the day

Every roof is different, but as a rough guide the survey takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. You are welcome to ask questions while we’re there. In a small place like Kirdford, access is normally the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • For flats, make sure roof access has been agreed
  • Move anything stored under the loft hatch

Getting a price

Tips from our surveys

Nothing here needs a ladder. Our suggestions:

  • Keep roof outlets and gutters clear
  • Tell tenants when we are coming
  • Keep roof surveys on a rolling plan
  • File each roof report for future reference

You receive a written report with photos and recommendations, prioritised by urgency where relevant. It’s emailed to you ready to pass on to whoever needs it.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

Honest limits

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • The structure in the way a structural engineer would assess it
  • Responsibility under a lease

If in doubt, ring 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.

What we look at

  • Flat roofs on blocks
  • Converted houses
  • Gutters and downpipes
  • Rented houses
  • Shared roofs
  • Blocks of flats

Checking the roof from ground level

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

Roofs, chimneys and gutters in Kirdford

Petworth House, about 4.1 miles south-west, is one of the historic houses in the wider area around Kirdford. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. Knowing the covering helps explain which parts of a roof are likely to need work first.

The streets around a church such as The Parish Church of St John the Baptist are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Billingshurst station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
