Landlord roof surveys for homes and businesses in Liss Forest

A roof over tenants or leaseholders frequently gets attention only when water comes in. Surveying the roof first helps you spot defects early so work can be planned, not rushed. You get a photo-illustrated written report that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. Common reasons to book are mortar falling from ridges and verges and gutters overflowing onto walls, on blocks of flats, converted houses and rented houses.

Somewhere as small as Liss Forest, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Liss Forest questions

Does a conservation area affect roof work in Liss Forest?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Can a landlord with a rental near Liss station book a roof survey?

Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs.

How long does the survey take?

It usually takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. You’ll then get the report by email.

When you need someone else

A survey is a close look at the let or shared roof, but it cannot do everything. Its limits include:

  • Who pays under the lease (that’s a legal question)
  • Areas behind locked flats or blocked hatches
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

What this survey covers

  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Gutters and downpipes
  • Shared roofs
  • Rented houses

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect an hour or two for a single let house, with blocks of flats taking longer. Older roofs in small places like Liss Forest can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We agree which roofs and which parts of the building are included.
  2. Access to flats and the loft space is arranged with you ahead of time.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Before the survey

  • Clear the way to the loft hatch
  • Let us know about parking near the property
  • Have any questions written down, so nothing gets missed

Why get it checked now?

Keeping a dated survey on file helps with future planning. Surveying again later shows what has changed, which suits a rolling maintenance plan. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What you get with us

Roof by roof

Gutters and downpipes

Overflowing gutters soak walls and can lead to damp in flats. We record what we see.

Party-wall upstands and parapets

Parapet walls frequently hide gutters behind them. They’re checked where safe access allows.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Liss Forest homes and their roofs

Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Landlords with a home close to Liss station may find that the gap between tenancies is a good time to have the roof looked at. For site and facilities teams at buildings such as Liss Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If yours is one of the older homes in the streets near St Saviour's, old fixings, lead flashings and tall chimneys are typical of older roofs.
