Landlord roof surveys near Maplescombe

Landlord roof survey in Maplescombe: what you get

Our landlord roof survey gives you a clear picture of a roof’s condition, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders, as well as residents’ and RTM management companies. The report covers defects, photos and recommendations, prioritised by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. We survey shared roofs, rented houses and blocks of flats, and common reasons people get in touch are ponding or splits on flat roofs and failed flashings at walls and chimneys.

In a village or hamlet like Maplescombe, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Questions from Maplescombe

Do you survey roofs for landlords with property near Eynsford station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need.

Do you cover smaller places like Maplescombe?

We do. A small place gets exactly the same survey as a big one.

What does a roof survey cost?

Prices start from £150, including VAT. You will know the exact price before booking. For a price, ring 07833 053749 or send us an email.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access.

Do you look in the loft space?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Do you survey roofs shared between flats?

Yes. We inspect the parts we are given access to, as far as they can be seen safely. Areas we couldn’t see are noted in the report.

How long will you be at the property?

It usually takes about 1–2 hours for a single let house, with blocks of flats taking longer. The written report follows by email.

What we’re asked to look at in Maplescombe

People living in a building seldom see the roof itself. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years, especially on taller buildings.

Look out for signs like these:

  • Standing water on a flat roof
  • Cracked or lifting flashings
  • Damp or stains in top-floor flats
  • Damaged party-wall upstands or parapets

If you own a rental within reach of Eynsford station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Will they check the loft as well as the outside?
  • What’s outside the scope of the survey
  • Whether VAT is in the quoted price

What a good roof survey covers

Why get it checked now?

A contractor’s quote tells you what they propose to do. An independent survey tells you the roof’s condition first, so you can compare quotes on the same basis. In a small place like Maplescombe, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

What this survey cannot tell you

It helps to know what a survey will not do before you book:

  • A full building survey of every part of the property
  • Roof areas we weren’t given access to
  • Legal advice on leases or service charges

If in doubt, call 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.

Roof types and parts we check

  • Rented houses
  • Converted houses
  • Flat roofs on blocks
  • Shared roofs
  • Gutters and downpipes
  • Blocks of flats

What we look for on each type of roof

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

Flat roofs on blocks and rear additions

Felt flat roofs often last around 15–20 years, so knowing roughly how old the roof is helps.

Landlord roof surveys in Maplescombe: local notes

The wider area around Maplescombe has a long history of building, with Lullingstone Castle about 1.9 miles west. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours for a single let house, with blocks of flats taking longer. Somewhere like Maplescombe needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Getting ready for the survey

  • Make sure we can get to the back of the property
  • Move anything stored under the loft hatch
  • For flats, make sure roof access has been agreed
