FAQs for Meriden

Do you survey roofs for landlords with property near Garston station?

Yes, letting agents and landlords book with us as well as owners. You can phone 07833 053749 or use the contact form with the address and a few details, including who will give access on the day.

Is my home in Meriden listed or in a conservation area?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How much is a survey?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Can you survey a shared roof on a terrace or converted house?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. Areas we couldn’t see are noted as well as what could.

Do I need to be at home?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Landlord roof survey in Meriden: what you get

Who pays for roof work on a block depends on the lease. We cannot advise on what your lease says, but our report gives everyone an independent record of condition. That can help when owners, freeholders and agents need to agree what happens next. You get photos and written recommendations, prioritised by urgency where relevant. If you’ve noticed chimney stacks in poor repair and cracked or lifting flashings, a survey will tell you what’s going on.

In a smaller place like Meriden, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

What we look for on each type of roof

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it is visible.

Shared chimney stacks

A leaning or cracked stack on a shared building affects more than one owner and the report helps with that.

Before and after the survey

Here are a few things we’d tell any owner, before and after a survey:

  • File each roof report for future reference
  • Tell tenants when we are coming
  • Deal with urgent items first
  • Keep the loft hatch clear and reachable

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person one.

Encourage residents to tell you about leaks or damp straight away. Early reports let you act before damage spreads.

Landlord roof surveys in Meriden: local notes

In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whichever you have, the details that tend to fail before the covering itself get the closest look. With High Elms Manor about 1.6 miles north, Meriden sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

Living close to Garston Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn. The streets around a church such as St Peter's Church are often among the oldest in a place, and if your home is one of the older ones nearby, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Garston station, a roof report helps you deal with small faults before they turn into a call from a tenant.

How it works

Before we start, tell us why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Homes around Meriden often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.

What happens if roof problems are left?

Quotes from contractors set out the work they want to carry out. An independent survey tells you the roof’s condition first so you know what you’re asking contractors to price. Tradespeople may need to travel further to a smaller place like Meriden, so it helps to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
