Landlord Roof Survey in Newfound
Landlord roof surveys in Newfound from an independent, experienced roof surveyor. More than 20 years and over 5,000 surveys across London and the South East.
- Ponding or splits on flat roofs
- Blocked gutters over flats
- Damaged pots and flaunching
What we can’t see
Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:
- The structure in the way a structural engineer would assess it
- Who pays under the lease (that’s a legal question)
- Confirming asbestos in older roof materials
If in doubt, call 07833 053749 or send us an email and we will recommend the right survey. What our survey covers.

How a landlord roof survey works in Newfound
Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. We survey on weekdays and at weekends which can help when arranging access with residents. We survey rented houses, converted houses and blocks of flats, and people most often book us about leaking joints at party walls and chimney stacks in poor repair.
Older buildings in small places like Newfound may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Roofs, chimneys and gutters in Newfound
Historic houses like The Vyne, about 4.8 miles north-east, show how far back building in the area around Newfound goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
For site and facilities teams at buildings such as Oakley Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. If you look after a shop, office or commercial unit, for example near The Malls, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
We survey roofs for landlords and letting agents as well as householders. A photo-illustrated written report gives you a clear record of the let or shared roof, useful for planning maintenance.
Your questions about landlord roof surveys in Newfound
Is my home in Newfound listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you cover smaller places like Newfound?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Will you check the loft?
If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Will you fly a drone over my roof?
Yes, where it’s applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.
What happens if roof problems are left?
Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Prices start from £150, including VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for the job before you book.

The survey, step by step
The aim of the visit is simple: to see as much of the let or shared roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes about 1–2 hours for a single let house, with blocks of flats taking longer. Around Newfound, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- You tell us about the building, its roofs and any known leaks.
- We confirm the access we will need.
- The roofs are inspected from the ground, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- Findings and recommendations are set out with photos.
Before we arrive
- Unlock side gates and any roof access doors
- Have any questions written down, so nothing gets missed
- Have any paperwork from past roof work to hand

When to book a survey in Newfound
Reports of leaks or damp from tenants frequently lead to a survey. We check whether the roof or rainwater system is the likely cause from what’s visible.
We’re often asked to look at:
- Leaking joints at party walls
- Cracked or lifting flashings
- Ceiling stains reported by tenants
- Splits and blisters in flat roof coverings
If you live in an older home near St John's, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Before you book anyone
- Is VAT included in the price?
- Which limits apply to the survey
- How much experience they have with roofs like yours
- Will the report include photos?
Roof by roof
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. We record what we see.
Pitched roofs on houses and blocks
Slate and tiled pitched roofs are common on let and shared buildings. Coverings, ridges, hips, valleys and flashings are inspected as far as can safely be seen.
