New roof snagging in Newfound: what you get

Building work can leave a mess behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. It is all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain and damage to lower roofs can let water through. It’s easier to raise them while the job is fresh. We survey flashings and valleys, ridges and verges and loft conversions and dormers, and the problems we’re asked to look at most are loose or badly finished ridge tiles and gutters blocked by building debris.

For a small place like Newfound, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book. Whether you are buying or checking new work, the same care goes into it. Visits can be booked on weekdays, Saturdays and Sundays.

Nothing in the report is left vague: where something needs attention, it says so plainly.

Tips from our surveys

A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:

  • Send the snagging report to your roofer
  • Check before your warranty period ends
  • Look for debris left in gutters from ground level
  • Tell your roofer the work will be inspected

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person one.

File the contract, invoices and warranty papers in one place. The report belongs with them.

The survey, step by step

Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. A typical visit takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Newfound can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We agree what to focus on, such as a payment date or a warranty period ending.
  2. The roof is inspected from ground level, vantage points and the roof where safe.
  3. Each detail at ridges, verges, valleys and flashings is looked at.
  4. Debris and damage to other parts are recorded.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Point out any leaks or damp patches
  • Clear the way to the loft hatch
  • Check we can get to the back of the property

Advice

Common roof problems in Newfound

Flashings are a common source of snags. Loose or badly fitted flashings can let water in sooner rather than later.

A survey can pick up problems like:

  • Signs of condensation in the loft space
  • Underlay at the eaves left exposed
  • Cracked lower roofs or marked walls after the work
  • Tiles or slates sitting out of line

For an older house near a landmark such as St John's, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Questions to ask before booking

  • When you will get the report
  • What exactly goes into their report
  • What insurance they carry
  • Whether any drone flown is registered with the CAA

What to expect from a roof survey

What this survey can’t tell you

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Settling a dispute with your roofer or builder
  • Repair costs for putting snags right
  • Areas out of view from every safe vantage point

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. The full list of what we check.

New roof snagging in Newfound: local notes

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. The wider area around Newfound has a long history of building, with The Vyne about 4.8 miles north-east. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Common questions in Newfound

Do you cover smaller places like Newfound?

Yes, Newfound is covered. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Do you cover Newfound?

Yes, Newfound is one of the places we work. The survey and report are the same in Newfound as anywhere else.

Which parts of the roof does snagging cover?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The roof space is looked at where there is safe access and check for damage left by the job.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Is snagging available for a new-build house roof?

Yes, new-build roofs are checked in the same way as replacement roofs. The report lists snags with photographs for you to pass to your builder.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

How we price new roof snagging

All our prices include VAT. The things that change the price are:

  • Commercial roofs and larger buildings
  • Which survey package you book
  • How many separate roofs there are, such as extensions, dormers and garages
  • The shape of the roof and its details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. New roof snagging starts from £150, including VAT.

What we need to know

Here’s what helps us most when you get in touch:

  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, like an exchange date
  • What kind of property and roof it is

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or drop us an email.

Leave it or get it looked at?

A clear list of snags makes the conversation with your roofer easier. It keeps the focus on what can be seen. Older cottages and farmhouses around Newfound can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
