FAQs for Singlewell or Ifield
Do roofs near the sea, like those around Singlewell or Ifield, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
How do I find out if my home in Singlewell or Ifield is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
Does this replace a RICS building survey?
No, it’s a roof survey. It isn’t a RICS Level 2 or 3 building survey and doesn’t replace a structural engineer’s report.
Do you work in Singlewell or Ifield?
Yes. We survey roofs across London and South East England, Singlewell or Ifield included.
How much time does the visit need?
For a single house, expect about 1–2 hours on site and larger buildings take longer.
How a landlord roof survey works in Singlewell or Ifield
With a shared roof, it is not always clear what’s wrong or where. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. Typical surveys look at slipped or missing slates and tiles and parapets and upstands in poor repair, on blocks of flats, rented houses and flat roofs on blocks.
Somewhere as small as Singlewell or Ifield, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What else we do in Singlewell or Ifield
How it works
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect an hour or two for a single let house, with blocks of flats taking longer. Older roofs in small places like Singlewell or Ifield can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- We start with what you know about the building and its history.
- We confirm the access we’ll need.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before we arrive
- Clear the way to the loft hatch
- Mention any parking restrictions on your street
- Point out any leaks or damp patches

Related advice
Checking the roof from ground level
What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where applicable.
You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Practical tips
There’s plenty you can do without going near the roof. Here’s what helps most:
- Book gutter clearing at least once a year
- Ask residents to report damp right away
- Keep roof surveys on a rolling plan
- Arrange flat access in advance
Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.
Keep the loft space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A full structural assessment of the building
- Confirming asbestos in older roof materials
- Areas behind locked flats or blocked hatches
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.
What this survey covers

Why get it checked now?
Finding a roof defect early usually means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings, plus urgent call-outs. For older village homes like those around Singlewell or Ifield, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Local roofs in Singlewell or Ifield
Singlewell or Ifield is within about 3 miles of the coast, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you live near a park such as Jeskyns, or anywhere with mature trees, autumn leaves can block gutters and valleys. If you let a flat or house near Meopham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. Cobham College lies about 1.8 miles south-east, so building around Singlewell or Ifield goes back a long way. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
