Landlord roof surveys around Speedwell

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first. With Woburn Abbey about 0.7 miles east, Speedwell sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.

Landlords with a home close to Aspley Guise station may find that the gap between tenancies is a good time to have the roof looked at. If you live in an older home near Church of Saint Mary, old fixings, lead flashings and tall chimneys are typical of older roofs.

Landlord roof survey in Speedwell: what you get

Shared roofs on blocks, converted houses and terraces raise their own questions. We check the roof from every safe viewpoint including the loft and flats where access is arranged. The report records the condition of each part, so everyone works from the same facts. We can only inspect the parts of a shared roof we are allowed to reach. Common reasons to book are missing or loose roof coverings and failed flashings at walls and chimneys, across converted houses, gutters and downpipes and rented houses.

In a small place like Speedwell, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

After the visit, you get a written report with photographs, sent by email. It explains the condition of the let or shared roof, the defects we found and what we recommend.

Useful tips for Speedwell property owners

You don’t need to be a roofer to help. What helps most:

  • Ask residents to report damp straight away
  • Hold on to old reports to compare later
  • Check your lease or ask a solicitor about who pays
  • Tell tenants when we’re coming

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Ask tenants and residents to report damp, stains or drips promptly. Early reports let you act before damage spreads.

How the survey changes by roof type

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. They’re an important part of the survey.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We record anything visible.

How it works

The aim of the visit is simple: to look at the let or shared roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes roughly 1–2 hours for a house, and longer for a block or a building with several roofs. Older rural homes like those around Speedwell can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the loft space and the roof itself where safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. You get a written condition report to help plan maintenance.

Before the survey

  • Note where any stains or damp appear
  • Gather any invoices or paperwork from past roof work
  • Have any questions written down, so nothing gets missed

Book a survey

If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.

Speedwell questions

I let a flat near Aspley Guise station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or drop us an email with the address and what you need, and we’ll talk through which survey suits.

How do I find out if my home in Speedwell is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

How much does a landlord roof survey cost in Speedwell?

Prices start from £150, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or drop us an email.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Will you walk on the roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

When to book a survey in Speedwell

Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition or when.

Here are some of the things we see frequently:

  • Blocked gutters over flats
  • Damaged pots and flaunching
  • Flashings that have come away
  • Gaps where tiles or slates have slipped

For site and facilities teams at buildings such as Woburn Lower School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Before booking anyone

  • What the survey won’t cover
  • What the report includes, and whether it has photographs
  • How long they’ve been surveying roofs
  • Whether you can ask questions once you have the report
