Landlord roof survey in Tewin: what you get
We check the same things on a let roof as on any other: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them, along with the roof space where there’s safe access. We survey blocks of flats, shared roofs and gutters and downpipes, and common reasons people get in touch are damaged party-wall upstands or parapets and loose ridge or hip tiles.
Older buildings in small places like Tewin may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
Where we can’t see part of the let or shared roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What affects the price in Tewin
Prices vary from roof to roof, for these reasons:
- The shape of the roof and its details
- The number of roofs, including extensions and garages
- The roof’s overall size
- Which survey package you book
Prices quoted always include VAT, and the report isn’t charged as an extra. Landlord roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Common questions in Tewin
Does a conservation area affect roof work in Tewin?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Is Tewin within the area you cover?
Yes, Tewin is covered. Our area covers London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Will the survey cover the whole building?
No, it’s a roof survey. It’s not a RICS Level 2 or 3 survey, and it’s not a structural engineer’s report.
What’s the price of a landlord roof survey?
The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all with VAT included. Larger buildings are priced to suit, so phone 07833 053749 or drop us an email for a price.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
How do I arrange a landlord roof survey in Tewin?
Just phone 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you need a landlord roof survey in Tewin?
Roofs on let and shared buildings frequently get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak, by which point the damage has spread.
Problems we come across often include:
- Ceiling stains reported by tenants
- Flashings that have come away
- Chimney stacks in poor repair
- Damaged party-wall upstands or parapets
For businesses in and around places like Howard Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.
Before you book anyone
- Whether you get a written report with photos
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What happens after the report arrives
- Which parts of the roof they’ll actually see
What we do, step by step
Photographs are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe. Most surveys take about one to two hours for a single let house, with blocks of flats taking longer. In a small place like Tewin, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We agree the roofs to be surveyed and what you need the report for.
- You arrange access to the loft and any flats we need.
- We inspect each roof as far as it can be seen safely.
- We photograph defects and note how urgent they look.
- A written condition report follows to help you plan.
Preparing for the visit
- Have any paperwork from past roof work to hand
- Leave a clear route to the loft
- Tell us about parking before the day

Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- Walls, floors and services beyond the roof
- Parts of the roof we can’t safely see or access
- Who pays under the lease (that is a legal question)
If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.
What this survey covers
- Rented houses
- Shared roofs
- Gutters and downpipes
- Flat roofs on blocks
- Blocks of flats
- Converted houses
Can I check my roof myself?
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
Tips that help
Most of what helps is simple and safe from the ground. Our suggestions:
- Have gutters and outlets cleared every year
- Check the roof space can be accessed
- Check your lease or ask a solicitor about who pays
- Keep past survey reports with the building’s records
Many clients use the report as the basis for a maintenance plan. Urgent items can be dealt with first and plan the rest over time.
Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.
Landlord roof surveys around Tewin
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, and flat-roofed additions turn up almost everywhere. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. About 2.1 miles west lies Digswell House, a reminder of how long the area around Tewin has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you live near a park such as Panshanger Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For landlords with property near Welwyn North station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
