Landlord roof surveys around Tonge

The coast is about 1 mile or less from Tonge, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you live near a park like Milton Creek Country Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. Anyone responsible for a site like Sittingbourne Community College will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Take an older house close to Church of St Giles: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

How a landlord roof survey works in Tonge

Landlords frequently book us when buying a property to rent out, or after a tenant reports a leak. Others want a regular survey for a rolling maintenance plan. The report is laid out the same way whatever the reason with photographs and recommendations. Surveys are carried out on weekdays, Saturdays and Sundays, which can make access easier to arrange. If you’ve noticed cracked or leaning shared chimneys and choked outlets and gutters, we can find out what’s behind it, on converted houses, rented houses and gutters and downpipes alike.

In a small place like Tonge, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later.

How it works

We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Tonge, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can safely be seen.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Keep pets out of the way during the survey
  • Tell us about any leaks, stains or damp patches you know of
  • Move anything stored under the loft hatch

Advice

Your questions about landlord roof surveys in Tonge

I let a flat near Teynham station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Will you come out to Tonge?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

How much does a landlord roof survey cost in Tonge?

Our price is from £150, including VAT. We confirm the price for your roof before booking. For a price, ring 07833 053749 or drop us an email.

Do you survey roofs shared between flats?

Yes. We survey what we can access and see safely. Areas we couldn’t see are noted in the report.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

What affects the cost of landlord roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • The size of the roof
  • Extra roofs, like extensions, dormers or garages

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for your survey before you book.

What to let us know when you get in touch

Getting the details right at the start saves time. Please include:

  • Any photos you have, taken from ground level or a window
  • How the loft is reached, if there is one
  • Any deadline, like an exchange date
  • Where water is showing inside, if it is

A quick phone call is usually the easiest start: ring 07833 053749 or email us. The price is agreed before a date is set.

Roof by roof

Roof spaces and lofts

Looking inside the roof frequently tells us more. We check it where there’s safe access looking for water marks and gaps.

Pitched roofs on houses and blocks

Slipped slates on older roofs can point to corroded nails. We note what we can see.

What we cannot see

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The structure in the way a structural engineer would assess it
  • Parts of the roof we can’t safely see or access
  • Walls, floors and services beyond the roof

If in doubt, phone 07833 053749 or drop us an email and we will suggest the right survey before you book. What a survey covers and does not.

Roof types and parts we check

  • Gutters and downpipes
  • Shared roofs
  • Flat roofs on blocks
  • Converted houses
  • Rented houses
  • Blocks of flats

What you can safely check yourself

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Leave it or get it looked at?

Tenants can only report what shows inside. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. Older cottages and farmhouses around Tonge can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
