How a landlord roof survey works in Wecock Farm

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It does not give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. If you’ve noticed damaged pots and flaunching and splits and blisters in flat roof coverings, we can find out what’s behind it, on converted houses, blocks of flats and flat roofs on blocks alike.

In a smaller place like Wecock Farm, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Roofs, chimneys and gutters in Wecock Farm

Wecock Farm lies within about 4 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

With Warblington Castle about 4.8 miles south-east, the area around Wecock Farm has a long history. On a period home nearby, the survey separates sound original work from tired later repairs. Take a building like Woodcroft Primary: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For landlords with property near Rowlands Castle station, a dated record of the roof is useful when planning maintenance across a let.

Wecock Farm is about 1 mile south-west of Horndean, in Hampshire. We visit Wecock Farm as part of our work across Hampshire. Wecock Farm is one of the towns and villages in Hampshire we cover. For surveys nearby, see our Portsmouth page.

How the survey changes by roof type

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to, and the report says what was seen.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed, so we check them closely.

Landlord and commercial surveys in Wecock Farm

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we’ll plan the visit with that in mind.

Practical tips

Most of what helps is simple and safe from the ground. A few suggestions:

  • Check your lease or ask a solicitor about who pays
  • Give tenants a simple way to report leaks
  • Have gutters and outlets cleared every year
  • Do not store items over the loft hatch

How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents frequently choose the package that suits the building.

Have the roof looked at regularly, not just when it leaks. Many landlords and agents survey their roofs on a rolling basis, alongside yearly gutter clearing.

What happens if roof problems are left?

Water that gets into one flat can affect others below. Spotting roof defects early helps protect the whole building. On a bungalow or cottage around Wecock Farm, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Your questions about landlord roof surveys in Wecock Farm

Does being near the coast affect roofs in Wecock Farm?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it usually shows.

I let a flat near Rowlands Castle station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What insurance do you have?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Can we use the survey to plan a roof budget?

Yes, many agents and freeholders use it that way. Surveying again later shows what has changed, which suits a rolling plan.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:

  • Roof areas we weren’t given access to
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Who pays under the lease (that’s a legal question)

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey. The full list of what we check.

What we check

  • Gutters and downpipes
  • Shared roofs
  • Rented houses
  • Converted houses
  • Flat roofs on blocks
  • Blocks of flats

What we do, step by step

We check the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit normally takes between one and two hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. For a survey in Wecock Farm, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Preparing for the visit

  • Jot down any questions you want answered
  • If you’re buying, let the agent know when we are coming
  • Make sure we can get to the back of the property
