Landlord roof surveys near White Waltham

Landlord roof survey in White Waltham: what you get

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the roof space where there’s safe access. We are often asked to look into splits and blisters in flat roof coverings and missing or loose roof coverings, across flat roofs on blocks, blocks of flats and converted houses.

Some older homes in villages like White Waltham are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

White Waltham: your questions answered

I let a flat near Maidenhead station. Can you check the roof?

Yes, rented property is part of what we cover. Just ring 07833 053749 or email us and let us know about the building.

How do I find out if my home in White Waltham is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We can only inspect what we’re given access to.

Do you test for asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

How long does the survey take?

Time on site depends on the roof; most visits take between one and two hours at a typical home; commercial roofs usually need 3–4 hours. The written report follows by email.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

What we look for on each type of roof

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected as far as can be seen safely.

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What affects the price in White Waltham

The price reflects the time and kit the roof needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • The height of the building and how the roof can be seen safely
  • House, block, shop or office

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

Getting in touch

To price your survey accurately, we will ask about:

  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know

We confirm the price for the job before you book, so you know where you stand. Landlord roof survey starts from £150, including VAT. To book, call 07833 053749 or email us.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:

  • Walls, floors and services beyond the roof
  • Asbestos testing of roof sheets or soffits
  • Legal advice on leases or service charges

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, ring 07833 053749 or use the contact form with the addresses.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Local roofs in White Waltham

About 4.6 miles east lies Dorney Court, a reminder of how long the area around White Waltham has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles, with flat-roofed extensions, dormers and garages common everywhere. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If yours is one of the older homes in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as White Waltham CofE Academy, large buildings have long gutter runs and big roofs that need checking like any other. Trees in and around Ockwells Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching.

What we do, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey usually takes roughly 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. Rural addresses near White Waltham can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with what you know about the building and its history.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. The report records areas we couldn’t access.
  5. You receive photos and recommendations, prioritised where relevant.
