Landlord roof survey in Wolverton: what you get

With a shared roof, it’s not always clear what’s wrong or where. We check the roof from every safe vantage point including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we’re given access to. We survey gutters and downpipes, rented houses and flat roofs on blocks, and the problems we are asked to look at most are damp or stains in top-floor flats and damaged party-wall upstands or parapets.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Tips from our surveys

Here are a few things we’d tell any owner:

  • Make leak reporting easy for tenants
  • Book gutter clearing at least once a year
  • Ask your managing agent about lease terms
  • Tell tenants when we are coming

Photos make it easier to explain the findings to leaseholders, tenants or directors. We keep the report clear and jargon-light.

Get gutters and roof outlets cleared at least once a year and include any valley or parapet gutters. Many leaks into top flats start with a blocked gutter.

DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • The structure in the way a structural engineer would assess it
  • Confirming asbestos in older roof materials
  • Responsibility under a lease

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What we look at

  • Shared roofs
  • Flat roofs on blocks
  • Blocks of flats
  • Converted houses
  • Rented houses
  • Gutters and downpipes

The survey, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Wolverton, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

How to prepare

  • Show us where any leaks or stains appear
  • Keep pets out of the way during the survey
  • Have keys ready for side gates, garages or roof access doors

Landlord roof surveys around Wolverton

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whichever you have, the details that tend to fail before the covering itself get the closest look. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

Take an older house close to Church of St Catherine: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Landlords with a home close to Thatcham station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

How the survey changes by roof type

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Pitched roofs on houses and blocks

Slate and tiled pitched roofs are common on let and shared buildings. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.

Common questions in Wolverton

Do you survey roofs for landlords with property near Thatcham station?

Yes, landlords and agents are among the people we work for. You can call 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.

How do I find out if my home in Wolverton is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do I have to be there for the survey?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

How much is a survey?

Prices start from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How do I arrange a landlord roof survey in Wolverton?

Just call 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Do you survey roofs shared between flats?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be, and the report says so.
