New roof snagging near Colworth

About our new roof snagging in Colworth

Our report records what we see, with photos and clear descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. The report does not price repairs or settle who is responsible, but it does set out clearly what we found. We survey flashings and valleys, loft conversions and dormers and new flat roofs, and the problems we are asked to look at most are loose or badly finished ridge tiles and verge tiles or slates not secured.

Some older homes in villages like Colworth are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it is worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Questions from Colworth

Is Colworth within the area you cover?

Yes, Colworth is covered. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is the coastal weather around Colworth hard on roofs?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Let us know about it when booking and we will plan the survey around it.

How long will you be on site?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

What do you check on a new roof?

Everything we can see safely, including ridges, verges, valleys, flashings, vents and gutters. The loft space is looked at where there is safe access, and we note any mess or damage left after the work.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Buying a home or a new roof in Colworth

Colworth lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Goodwood House, about 4 miles north-west, is one of the historic houses in the wider area around Colworth. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Bognor Regis station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What affects the price in Colworth

Not every roof costs the same to survey, and it comes down to:

  • The use of thermal imaging or a drone
  • Roof area
  • Which survey package you book
  • Features like valleys, chimneys, dormers and parapets

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

What to let us know when you contact us

Some details help us recommend the right survey and price. When you get in touch, it helps to mention:

  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode

Unsure which package suits your roof? It is easiest to ring 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

What this survey can’t tell you

To be straight with you, there are limits to any roof survey:

  • Fixings and underlay hidden under the coverings
  • Settling a dispute with your roofer or builder
  • Whether the roof will leak in future

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and doesn’t.

What this survey covers

  • Flashings and valleys
  • Replacement roofs
  • New-build homes
  • New flat roofs
  • Loft conversions and dormers
  • Ridges and verges

How the survey works

You do not need to do much on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. Older rural homes like those around Colworth can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. You tell us what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. You get a photo report of each snag.

How to prepare

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Unlock side gates and any roof access doors
  • Tell us about any leaks, stains or damp patches you know of

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Keep warranty papers safe
  • Look for marks or cracks left by the work
  • Note the end of any warranty or defects period
  • Agree snagging with your roofer at the start

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer right away.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and time is set aside for snags.

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Landlord and commercial surveys in Colworth

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.
