Landlords, agents and block managers in Oving

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

New roof snagging in Oving

Roof work often leaves debris behind. Offcuts, broken tiles and debris left in gutters or on lower roofs are noted, and for damage to other parts of the building. It’s all recorded with photos. Gutters full of offcuts can overflow in the next heavy rain, and cracked lower roofs can leak. It’s easier to raise them while the job is fresh. If you’re worried about underlay at the eaves left exposed and cracked or slipped new tiles or slates, a survey will tell you what’s going on, on new-build homes, new flat roofs and flashings and valleys alike.

In a village or hamlet like Oving, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

The visit has one job: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes roughly 1–2 hours for most houses, or half a day or so for a commercial building. Somewhere like Oving needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can be seen safely, inside and out.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a report with photos.

Getting ready for the survey

  • Find any records of previous roof work
  • For flats, check roof access has been agreed
  • Clear the way to the loft hatch

Getting a price

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Prices for new roof snagging in Oving

Survey packages start from £150, with VAT included. What you pay for your roof depends on:

  • Which survey package you book
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets

Every price we give includes VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

When you call or email, these details help:

  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The reason for the survey, such as buying, a leak or storm damage

If you’re buying, it helps to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or send us an email whenever suits you.

Signs you need new roof snagging in Oving

Debris left behind is common after roof work. Offcuts and broken pieces often end up in the gutters or damage lower roofs.

We’re often asked to look at:

  • Poorly finished verges
  • Ridge and hip tiles not properly fixed
  • Cracked lower roofs or marked walls after the work
  • Missing or blocked roof ventilation

Take an older house close to The Parish Church of St Andrew: ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What a roof survey includes

Why get it checked now?

Leaving debris in gutters can cause overflows that soak walls. Finding it now is simpler than tracing damp later. Where a roof is exposed, as many are in small places like Oving, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Every price we give includes VAT. New roof snagging starts from £150, including VAT. You’ll know the exact price before you book.

Questions from Oving

Will you come out to Oving?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Oving listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Which days do you carry out surveys?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Does the weather affect the survey?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather isn’t suitable.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

How long will you be on site?

Most house visits take about 1–2 hours, and longer for large or complex roofs.

DIY checks: what’s safe

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

New roof snagging around Oving

Oving lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

If you own a rental within reach of Chichester station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Goodwood House lies about 2.4 miles north, so building around Oving goes back a long way. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Oving is about 3 miles east of Chichester, in West Sussex. If you’re in Oving, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Oving is one of the towns and villages in West Sussex we cover for new roof snagging. You can also see our page for Portsmouth.
