Landlord roof survey in Oving

We survey let and shared roofs in Oving and across London and the South East. A visit normally takes an hour or two for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can be seen safely including by drone where it applies. A written report with photos follows. We survey blocks of flats, shared roofs and flat roofs on blocks, and common reasons people get in touch are cracked or leaning shared chimneys and failed flashings at walls and chimneys.

Somewhere as small as Oving, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Oving: your questions answered

Will you come out to Oving?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Chichester station. Can you check the roof?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

How long will you be at the property?

That depends on the size and shape of the roof; most visits take about 1–2 hours for a single let house, with blocks of flats taking longer. The written report follows by email.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it as you book and we will plan the survey around it.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

How much does a landlord roof survey cost in Oving?

Landlord roof survey starts from £150, including VAT. You will know the exact price before booking, and it depends on the roof’s size, access and the package you choose. For a price, call 07833 053749 or send us an email.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Honest limits

In fairness, there are limits to any roof survey:

  • Confirming asbestos in older roof materials
  • The structure in the way a structural engineer would assess it
  • The rest of the building, as a RICS Level 2 or 3 survey would

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you before you book. The full list of what we check.

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

The survey, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take roughly 1–2 hours for a single let house, with blocks of flats taking longer. Around Oving, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we confirm the roofs and areas to be surveyed.
  2. Access to flats and the loft space is arranged with you in advance.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it’s safe.
  4. Every defect we find is photographed and given a priority where relevant.
  5. We send a written report you can use to plan maintenance and budgets.

Before we arrive

  • Make a note of anything you’d like us to look at
  • If you are buying, let the agent know when we are coming
  • For a flat or shared roof, check access with the freeholder or managing agent

Book a survey

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

Advice

What affects the price in Oving

What a survey costs depends on the time and equipment it needs. The main factors are:

  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • Chimneys, valleys, parapets and other details
  • Building height and the viewpoints available

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

What to let us know when you contact us

When you call or email, these details help:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, like pitched or flat
  • Any stains, drips or damp patches you’ve seen indoors
  • The property’s address and postcode

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.

Oving homes and their roofs

Oving lies within about 5 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. With Goodwood House about 2.4 miles north, Oving sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

For landlords with property near Chichester station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you live in an older home near The Parish Church of St Andrew, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Oving is about 3 miles east of Chichester, in West Sussex. We visit Oving as part of our work across West Sussex, for houses, flats and commercial buildings. We cover towns and villages across West Sussex. For surveys nearby, see our Portsmouth page.

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Do you need a landlord roof survey in Oving?

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs and how soon.

We’re often asked to look at:

  • Mortar falling from ridges and verges
  • Gaps where tiles or slates have slipped
  • Blocked gutters over flats
  • Damaged pots and flaunching

If you look after a building like Westbourne House School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What to check before booking

  • What they won’t be able to tell you
  • Will the report include photos?
  • Whether they hold professional indemnity and public liability insurance
  • Which viewpoints they use to see the roof
