New roof snagging in Durley Street

We check the coverings, ridges, verges, hips and valleys, along with the flashings and ventilation. At the eaves we check how the underlay is dressed into the gutter, where it can be seen as well as the gutters. The report sets out what we found with photographs. We also note debris left behind and any damage to other parts of the building. Typical surveys look at signs of condensation in the roof space and broken coverings left on a new roof, on ridges and verges, replacement roofs and flashings and valleys.

Somewhere as small as Durley Street, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Questions from Durley Street

Is my home in Durley Street listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Durley Street within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

I live in a flat. Can you survey the roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we’ll plan the survey around it.

How experienced are you?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you need to get into the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging.

Can you survey at the weekend?

We carry out surveys on weekdays and at weekends. To arrange a date, call 07833 053749 or use the contact form.

What we’re asked to look at in Durley Street

Debris left behind is common after roof work. Offcuts and broken pieces often end up in the gutters or damage lower roofs.

It is worth booking a survey if you’ve seen:

  • Gutters or fascias damaged during the job
  • Cracked mortar at the ridge or hips
  • Loose flashings at walls or chimneys
  • Vents that weren’t fitted or are covered

Whatever the street in Durley Street, a roof costs least to look after when faults are caught early.

Choosing a roof surveyor

  • Whether you get a written report with photos
  • Which parts of the roof they’ll actually see
  • What they will not be able to tell you
  • Do they have a CAA Flyer ID and Operator ID for drone work?

What’s in a roof survey

Local roofs and buyers in Durley Street

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list. A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take roughly 1–2 hours for most homes, depending on how much new work there is to check. Somewhere like Durley Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with what the roofer did and when they finished.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. We check the loft where safe and look for debris or damage.
  5. Snags are listed in a written report with photos.

How to prepare

  • Note where any stains or damp appear
  • If you’re buying, let the agent know when we’re coming

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Settling a dispute with your roofer or builder
  • Nails and clips under the slates or tiles
  • Parts of the roof we cannot see safely

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

Roof types and parts we check

  • Loft conversions and dormers
  • New-build homes
  • Ridges and verges
  • Replacement roofs
  • Flashings and valleys
  • New flat roofs

Roof by roof

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

Slate roofs

On a new slate roof, we check the coursing and the details at ridges, verges and valleys as far as can be seen safely.

Tips that help

Over many surveys, some simple habits stand out:

  • Look for new stains after a downpour
  • Keep the contract and invoices together
  • Check before your warranty period ends
  • Agree snagging with your roofer at the start

Questions about the findings are welcome. The Standard Survey includes a follow-up consultation and Premium an in-person consultation.

Tell your roofer at the start that the work will be inspected. Everyone then knows what to expect and leaves time for snags to be fixed.

What affects the price in Durley Street

Prices vary from roof to roof, and it comes down to:

  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • How big the roof is
  • How tall the building is and how easy the roof is to see

New roof snagging starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Booking your survey

If you can, have these to hand when you get in touch:

  • The property’s address and postcode
  • Pictures of the roof from a safe spot, if you have them
  • When you need the report by
  • What kind of property and roof it is

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just call 07833 053749 or send us an email when you are ready.
