How new roof snagging works in Fickleshole

Roof work often leaves debris behind. We look for broken tiles, offcuts and nails left in gutters and on lower roofs, and for damage to other parts of the building. Each item is photographed. Debris left in gutters and valleys can block them, and cracked lower roofs can leak. Finding these early makes them easier to raise. If you’ve noticed vents that weren’t fitted or are covered and untidy or loose verge details, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Fickleshole may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Around Fickleshole, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We ask what work was done and when it was finished.
  2. The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
  3. Valleys, flashings, gutters and the underlay at the eaves are looked at.
  4. We look in the roof space, where there is safe access, and around the property for debris or damage.
  5. We send a photo-illustrated written report of each snag.

Advice

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Buying a home or a new roof in Fickleshole

With Down House about 2.6 miles east, Fickleshole sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

If you live in an older home near Church of St Leonard, the roof may have had decades of patch repairs, and the survey shows where they are. For landlords with property near Woldingham station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Fickleshole is about 5 miles north-east of Caterham, in Surrey. If you’re in Fickleshole, booking works exactly as it does anywhere else: a call or an email, a price, then a date. We cover towns and villages across Surrey, large and small. London is in our area too.

Within a short drive, we also cover Epsom (11 miles west), Horley (12 miles south-west), Redhill (9 miles south-west), Ewell (11 miles west), Reigate (10 miles south-west) and Caterham (5 miles south-west).

Why get it checked now?

Offcuts left in a gutter can block it and send water down the walls. Spotting it now saves chasing damp later. For an older or listed building in a place like Fickleshole, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for the job before booking.

Flashings

Flashings around chimney stacks are a common weak point, so we check them closely.

Valleys

Lead or other valley linings should be laid and lapped neatly as far as safe access allows.

Fickleshole: your questions answered

How do I find out if my home in Fickleshole is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is Fickleshole in the area you cover?

Yes, Fickleshole is one of the places we work. Every survey there gets the same written report with photos.

What if it rains on the day?

Light rain does not normally stop a survey. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

How do I arrange new roof snagging in Fickleshole?

It is easiest to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we’ll recommend the right survey. We survey on weekdays and at weekends.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey at the weekend?

Surveys run on any day of the week. To find a day that suits you, phone 07833 053749 or use the contact form.

How we price new roof snagging

We confirm the price for the job before booking. These are the things that affect it:

  • House, block, shop or office
  • Height and safe access
  • Extra roofs, like extensions, dormers or garages
  • Whether you choose the Basic, Standard or Premium Survey

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Booking your survey

A little information up front helps. Please include:

  • The address and postcode of the property
  • Where any leaks, stains or damp patches show inside
  • Pictures of the roof from a safe spot, if you have them
  • How the loft is reached, if there is one

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or use the contact form.

Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it as you book and we’ll plan the survey around it.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.
