About our new roof snagging in Hale
Our report records what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. What we provide is an independent record of the roof’s condition. The report does not price repairs or settle who is responsible, but it describes what we saw in plain terms. We are frequently asked to look into offcuts and broken tiles left behind and cracked or slipped new tiles or slates, across new-build homes, new flat roofs and ridges and verges.
Older buildings in small places like Hale may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to, and recommendations are put by urgency where it matters.

What new roof snagging looks like in Hale
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. The wider area around Hale has a long history of building, with Breamore House about 2.5 miles west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
The streets around a church like Church of St Mary are often among the oldest in a place, and if your house is among the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before and after the survey
These tips come from what we see on roofs every week, before and after a survey:
- Check lower roofs and walls after scaffolding comes down
- Watch for gutters overflowing in rain
- Keep warranty papers safe
- Check ceilings and the loft after heavy rain
The report gives your roofer a clear list to work through. If there is a dispute, it’s between you and your roofer or builder; we report on what we see.
Keep an eye on the roof and ceilings in the first months. It is simpler to raise problems soon after the job.

Honest limits

What we look at
- Replacement roofs
- New-build homes
- Ridges and verges
- Flashings and valleys
- New flat roofs
- Loft conversions and dormers
How it works
The visit has one job: to look at the new roof as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Cottages and farmhouses around Hale frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- We start by finding out what was replaced and what worries you.
- The new coverings, ridge, hips and verges are inspected where it’s safe to see them.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- We look in the loft space, where there’s safe access, and around the property for debris or damage.
- We send a written report with photos of each snag.
Before the survey
- Have keys ready for side gates, garages or roof access doors
- Have any paperwork from past roof work to hand
- For a flat or shared roof, check access with the building owner or managing agent
