New roof snagging for homes and businesses in Kingston

People book us after having a roof replaced or re-covered, and buyers of new-build homes sometimes want the roof checked. We inspect each roof as far as safe access allows including from the loft and the roof where it’s safe. You then get a photo-illustrated written report to share with your roofer. Typical surveys look at missing or blocked roof ventilation and tiles or slates sitting out of line, on new-build homes, new flat roofs and ridges and verges.

Bungalows, chalet bungalows and older cottages are common in smaller places like Kingston, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Kingston. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens if roof problems are left?

It is easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on, getting them back can take longer. Our report lists what to raise. In a smaller place like Kingston, wherever a roof is exposed, a loose ridge or flashing doesn’t stay loose for long. Each storm lifts it a little further, and water follows.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

Tips that help

From years of surveys, a few habits stand out:

  • Look for debris left in gutters from ground level
  • Put any issues to your roofer in writing
  • Walk round the house to look for knock-on damage
  • Check before your warranty period ends

How quickly the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. That’s worth bearing in mind if a payment date is close.

Watch for leaks, damp or loose pieces in the first months. Early signs are easier to raise while the work is recent.

Signs you need new roof snagging in Kingston

Scaffolding and materials can damage other parts of a building. We look for knock-on damage, not just the new roof.

A survey makes sense if you’ve noticed:

  • Signs of condensation in the loft space
  • Verge tiles or slates not secured
  • Gutters blocked by building debris
  • Loose or badly finished ridge tiles

If you live in an older home near Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before booking

  • Which parts of the roof they’ll actually see
  • What follow-up you get after the report
  • Whether the price includes VAT
  • Whether the inside of the roof is included

What’s in a roof survey

Prices for new roof snagging in Kingston

Our packages start from £150, including VAT. The price for your roof depends on:

  • Any need for thermal images or a drone flight
  • House, block, shop or office
  • The shape of the roof and its details
  • Extra roofs, like extensions, dormers or garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Some details help us suggest the right survey and price. When you contact us, tell us:

Kingston questions

Do you cover smaller places like Kingston?

Yes, Kingston is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Kingston listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather is not suitable.

Do you use drones?

Where it is applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How long have you been surveying roofs?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

Is this a RICS survey?

No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.

How the survey works

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. The whole visit normally takes between one and two hours for a house, and more on a big or complicated roof. A visit to Kingston is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. Where it’s safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Getting ready for the survey

  • Keep pets in another room
  • Note where any stains or damp appear
  • If you are buying, let the agent know when we’re coming

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in.

New roof snagging around Kingston

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. Historic houses such as Bletchley Park, about 3.6 miles south-west, show how far back building in the area around Kingston goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
