Landlord roof surveys in Kingston

The survey, step by step

The visit has one job: to look at the let or shared roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. In a smaller place like Kingston, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. We inspect each roof as far as it can safely be seen.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • Leave side gates unlocked
  • Clear the way to the loft hatch
  • Dig out any old roof reports or invoices

How a landlord roof survey works in Kingston

Landlords often book us when buying a property to rent out, or after a tenant reports a leak. Agents and freeholders frequently want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format with photographs and recommendations. Surveys are carried out on any day of the week, which can make access easier to arrange. Common reasons to book are gutters overflowing onto walls and splits and blisters in flat roof coverings, on converted houses, gutters and downpipes and flat roofs on blocks.

In a smaller place like Kingston, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

When to book a survey in Kingston

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

Signs worth acting on include:

  • Chimney stacks in poor repair
  • Ponding or splits on flat roofs
  • Cracked or lifting flashings
  • Slipped or missing slates and tiles

The streets around a church like Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before booking anyone

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the loft is part of the inspection
  • Are they insured for the work?
  • When you will get the report

What a roof survey includes

Landlord roof surveys in Kingston: local notes

Bletchley Park, about 3.6 miles south-west, is one of the historic houses in the wider area around Kingston. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Older houses in the South East frequently have slate or clay tile roofs, while many later estates have concrete tiles, and flat-roofed additions turn up almost everywhere. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

For site and facilities teams at buildings like Monkston Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near Central Milton Keynes Shopping Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

What we can’t see

It is a careful look at the let or shared roof, not the whole story. Its limits include:

  • The rest of the building, as a RICS Level 2 or 3 survey would
  • Asbestos testing of roof sheets or soffits
  • Roof areas we weren’t given access to

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

What we check

  • Shared roofs
  • Flat roofs on blocks
  • Gutters and downpipes
  • Rented houses
  • Blocks of flats
  • Converted houses

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

How we price landlord roof surveys

Prices always include VAT. What changes the price is:

  • House, block, shop or office
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • Which survey package you book

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Access details, such as a loft hatch or a shared roof
  • What kind of property and roof it is
  • When you need the report by

If you have photos of the roof, send them over. Pictures from ground level or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or send us an email.

Your questions about landlord roof surveys in Kingston

Will you come out to Kingston?

Yes, Kingston is covered. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in Kingston is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Are you insured?

Our cover is professional indemnity plus public liability, and details are available on request.

Will the survey cover the whole building?

No, it is a roof survey. It is not a RICS Level 2 or 3 survey and does not replace a structural engineer’s report.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when you book.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

Why act early in Kingston

Defects caught early can often be dealt with as planned work. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. Blocked gutters on homes around Kingston overflow and soak walls. It is easy to sort the cause early and slow to dry a damp wall.
