New roof snagging for Old Heathfield homes and businesses

What new roof snagging looks like in Old Heathfield

About 4.9 miles north-east lies Bateman's, a reminder of how long the area around Old Heathfield has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

New roof snagging in Old Heathfield

A snag is a fault or unfinished detail left when work is done. Roof snags often show at ridges, verges, valleys and flashings, where the detailing is hardest. We check everything we can see safely and photograph each snag. Loose ridges, untidy verges, badly dressed flashings and leftover debris are typical snags. We survey loft conversions and dormers, ridges and verges and new-build homes, and the problems we are asked to look at most are underlay ending short at the eaves and untidy or loose verge details.

In a village or hamlet like Old Heathfield, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Tips that help

These tips come from what we see on roofs every week, before and after a survey:

  • Book snagging before the final payment
  • Walk round the house to look for knock-on damage
  • Keep warranty papers safe
  • Look for debris left in gutters from ground level

Questions about the findings are welcome. With the Standard Survey there is a follow-up consultation and Premium an in-person consultation.

Keep paperwork for the new roof together. The report belongs with them.

What we look for on each type of roof

Valleys

Debris left in a new valley can block it. We note anything left behind.

Flashings

Chimney flashings are a frequent source of leaks, so we look at them closely.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes about one to two hours for most homes, depending on how much new work there is to check. Older roofs in small places like Old Heathfield can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. We start by finding out what was replaced and what worries you.
  2. The new coverings, ridge, hips and verges are inspected where it is safe to see them.
  3. Flashings, valleys, gutters and visible underlay at the eaves are checked.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. We send a written report with photos of each snag.

Before the survey

  • Make a note of anything you’d like us to look at
  • Find any records of previous roof work
  • Let us know about any leaks, stains or damp patches you know of

Booking a survey

We confirm the exact price before booking, so you know the cost up front. Our price is from £150, including VAT. To book, ring 07833 053749 or email us.

Advice

Your questions about new roof snagging in Old Heathfield

Is Old Heathfield within the area you cover?

Yes, Old Heathfield is on our map. Villages and rural addresses get the same survey as a town house.

Do you cover Old Heathfield?

Yes. Our area covers London and South East England, and Old Heathfield is part of that. You can phone 07833 053749 or use the contact form with the address and a few details.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and anything out of sight is recorded in the report.

Does someone need to be in?

Someone needs to let us in if we’re looking inside or in the loft. We’ll talk about access when you book.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What does a new roof inspection cost?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your roof, phone 07833 053749 or use the contact form.

When to book a survey in Old Heathfield

Flashings are a common source of snags. If they’re poorly dressed or fixed, water can get in sooner rather than later.

Problems we come across frequently include:

  • Underlay ending short at the eaves
  • Damage to other parts of the building
  • Cracked or slipped new tiles or slates
  • Poorly finished verges

The streets around a church such as The Parish Church of All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Questions to ask before you book

  • Their report turnaround times
  • Whether the inside of the roof is included
  • Is VAT included in the price?
  • Whether they hold professional indemnity and public liability insurance

What to expect from a roof survey

Prices for new roof snagging in Old Heathfield

Not every roof costs the same to survey, for these reasons:

  • The height of the building and how the roof can safely be seen
  • How big the roof is
  • How many separate roofs there are, such as extensions, dormers and garages
  • Any need for thermal images or a drone flight

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Photos of the roof, taken safely from ground level or a window
  • What made you get in touch
