Independent new roof snagging in Riseley

New roof snagging for homes and businesses in Riseley

A new roof is a big spend, so it makes sense to check the work before you pay the final bill. We look for snags, faults and anything left unfinished on the new roof and around it. The findings go into a written report with photos that you can pass to your roofer. We’re independent of the roofer who did the job. We’re often asked to look into flashings not properly dressed or fixed and cracked lower roofs or marked walls after the work, across new flat roofs, replacement roofs and loft conversions and dormers.

Some older homes in villages like Riseley are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Landlords, agents and block managers in Riseley

We also survey roofs for businesses and commercial landlords, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Why it’s worth a survey now in Riseley

A minor snag left alone can turn into a leak. A slipped verge tile or a loose flashing may let water through in the first heavy storms. Finding them early means they can be dealt with quickly. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

How the survey works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes between one and two hours for most homes, depending on how much new work there is to check. Cottages and farmhouses around Riseley frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. Valleys, flashings, gutters and visible underlay at the eaves are checked.
  4. The roof space and the rest of the property are checked for problems.
  5. Snags are listed in a written report with photographs.

Before we arrive

  • Move anything stored under the loft hatch
  • Keep pets inside or away from the areas we’re looking at
  • Find any records of previous roof work

Checking the roof from ground level

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

Buying a home or a new roof in Riseley

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. With Stratfield Saye House about 1.7 miles south-west, Riseley sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

For an older house near a landmark such as Church of All Saints, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you let a flat or house near Mortimer station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Valleys

Debris left in a new valley can block it. We note anything left behind.

Clay and concrete tiles

Well-laid tiles can last for decades. We check for cracked, uneven or poorly fixed tiles where we can see them.

Tips from our surveys

There’s plenty you can do without going near the roof. Here’s what helps most:

  • Watch for drips in the roof space with care
  • Keep warranty papers safe
  • Let your roofer know an inspection is planned
  • Check that gutters weren’t left full of offcuts

Once the work is finished, check the ceilings and loft after the next downpour. If anything shows, tell your roofer straight away.

Watch for leaks, damp or loose pieces in the first months. It is simpler to raise problems soon after the job.

FAQs for Riseley

Is Riseley within the area you cover?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Does a conservation area affect roof work in Riseley?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you check new-build roofs?

Yes, the inspection works the same as for a re-roof. The report lists snags with photos for you to pass to your builder.

Will you deal with my roofer if there’s a problem?

No, our role is to record the roof’s condition. Disputes are between you and whoever did the work though our report gives you the facts we saw.

Are you insured?

We hold professional indemnity and public liability insurance.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

What’s the best way to book?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof. We survey on weekdays and at weekends.
