Questions from Upton

Do you cover smaller places like Upton?

Yes, Upton is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Upton is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.

What insurance do you have?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Is this an asbestos survey?

No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Will you check every nail and clip?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings, but we check everything we can see safely.

How much time does a snagging visit need?

A visit normally takes about one to two hours for most homes, depending on how much new work there is to check. We will give you an idea when you book.

New roof snagging in Upton: what you get

Our snagging inspections cover Upton and the rest of London and South East England. A visit typically takes about one to two hours for most houses, and longer for a large or complex roof. Everything visible from safe vantage points is looked at, and by drone where it is applicable. A photo report follows. We inspect on weekdays and at weekends. If you’ve noticed gaps at new flashings and missing or blocked roof ventilation, a survey will tell you what’s going on, on flashings and valleys, replacement roofs and ridges and verges alike.

Older buildings in small places like Upton may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Flashings

Flashings close the gap where the roof meets walls and stacks. We check they’re dressed, fixed and pointed where they can be seen.

Clay and concrete tiles

Verge and eaves tiles are where snags often show on tiled roofs. We check them closely.

When you need someone else

It’s useful to know what a survey will not do before booking:

  • A promise that the roof won’t leak
  • Details hidden from sight
  • Fixings and underlay hidden under the coverings

New roof snagging around Upton

The coast is about 3 miles or less from Upton, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you live in an older home near Church of St John, a survey will show how the roof has been repaired before, which helps you judge what’s coming. South Stoneham House, about 4.1 miles east, is one of the historic houses in the wider area around Upton. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Leave it or get it looked at?

Small faults on a new roof can grow. Loose details can let water through during the first winter. Spotting them early gives the roofer a chance to put them right. Outbuildings and barns around Upton are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Every price we give includes VAT, and the written report is part of the package. New roof snagging starts from £150, including VAT. Size, height and access decide where your roof falls.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

How it works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect roughly 1–2 hours for a typical new house roof, longer where the roof is large or complicated. Older roofs in small places like Upton can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it’s safe.

  1. First, we note any deadlines and concerns.
  2. We inspect as far as safe access allows.
  3. We work through ridges, verges, valleys and flashings.
  4. We check the gutters, lower roofs and walls for debris or damage.
  5. You receive a report to share with your roofer.

Preparing for the visit

  • Tell us about parking before the day
  • If you are buying, check with the agent that we can get in
  • For a flat or shared roof, check access with whoever owns or manages the building

Advice

Do you need new roof snagging in Upton?

Work at height can mark walls, crack lower roofs or loosen gutters. We look for knock-on damage, not just the new roof.

Problems we come across often include:

  • Flashings not properly dressed or fixed
  • Cracked lower roofs or marked walls after the work
  • Signs of condensation in the loft space
  • Loose or badly finished ridge tiles

If you own a rental within reach of Redbridge station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Choosing a roof surveyor

  • How long the report takes to arrive
  • What’s outside the scope of the survey
  • Whether the inside of the roof is included
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
