Why it is worth a survey now in Aldrington

When a chain is moving fast, a roof survey can feel like one more delay. We visit on weekdays, Saturdays and Sundays, and a Premium report comes the same day, which helps it fit around your exchange date. Homes in smaller places like Aldrington can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Prices quoted always include VAT, and the report isn’t charged as an extra. Pre-purchase roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

How a pre-purchase roof survey works in Aldrington

Our packages start with the Basic Survey from £150, while Standard starts from £250 and Premium from £400, with VAT included. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where it applies and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. If you’re worried about cracked flaunching or crumbling chimney pointing and gutters choked with leaves and moss, a survey will tell you what’s going on, on chimney stacks, gutters and downpipes and natural slate alike.

Bungalows, chalet bungalows and older cottages are common in smaller places like Aldrington, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around Aldrington. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. Homes around Aldrington often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. Each part of the roof is examined and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

Advice

Do you need a pre-purchase roof survey in Aldrington?

The fixings and underlay frequently fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It’s a frequent finding on older houses.

People typically book a survey after spotting something like this:

  • Chimney mortar that has eroded
  • A ridge or slope that dips
  • Flashings that have lifted or split
  • Standing water on a flat extension roof

With Portslade Manor about 1.4 miles north-west, the area around Aldrington has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Questions to ask before booking

  • What happens after the report arrives
  • What they will not be able to tell you
  • Their insurance cover
  • Their report turnaround times

What a good roof survey covers

Rented homes, blocks and businesses

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Letting agents can arrange access with tenants, at a time agreed ahead of time. Surveys run on weekdays and at weekends, which can make access easier.

Different roofs, different checks

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

Buying a home or a new roof in Aldrington

The coast is about 1 mile or less from Aldrington, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you’re buying or signing off new work. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

Landlords with a home close to Portslade station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. Take an older house close to St Philip's Church: the roof may have had decades of patch repairs, and the survey shows where they are.

Aldrington: your questions answered

Is Aldrington within the area you cover?

Yes, Aldrington is covered. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

How do I find out if my home in Aldrington is listed?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

How experienced are you?

More than 5,000 surveys over 20+ years.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access when booking.

How long will you be at the property?

On site, it usually takes about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you use drones?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Useful tips for Aldrington property owners

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Ask whether there are papers for past roof work
  • Share the report with your solicitor
  • Find out whether the roof has been replaced or patched
  • Ask for loft access on the day

With Standard, you get a follow-up consultation, and the Premium Survey includes an in-person consultation. If anything in the report isn’t clear, ask us.

Chimneys and flashings need watching. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.
