About our pre-purchase roof survey in Hanover

Buyers in Hanover and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or send us an email. We survey flat-roofed extensions and dormers, gutters and downpipes and natural slate, and common reasons people get in touch are a ridge or slope that dips and gutters choked with leaves and moss.

Smaller places like Hanover often have bungalows and cottages as well as houses, and many have been extended or had dormers added. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. That applies whether you’re buying in Hanover or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Notice patches of new decoration in top-floor rooms
  • Find out whether the roof has been replaced or patched
  • Mention any deadline when you contact us
  • Ask whether there are papers for past roof work

Your report arrives by email, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.

Every so often, check the loft with a torch, keeping to boarded areas. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Building height and the viewpoints available
  • The use of thermal imaging or a drone
  • The number of roofs, including extensions and garages
  • The roof’s overall size

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Booking your survey

When you call or email, these details help:

  • When you need the report by
  • The property’s address and postcode
  • What’s prompted the survey
  • The kind of building and roof involved

To book a survey, phone 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We will confirm the price before you book.

What happens on the day

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes an hour or two at most homes, with bigger or more complicated roofs taking longer. For a survey in Hanover, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. Access is arranged through you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • Check the loft hatch can be reached
  • Keep pets inside or away from the areas we are looking at
  • Note where any stains or damp appear

Getting a price

Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, call 07833 053749 or use the contact form.

Hanover: your questions answered

Is Hanover within the area you cover?

We do. Villages and rural addresses get the same survey as a town house.

Does being near the coast affect roofs in Hanover?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Hanover is within about 1 mile of the coast.

Do I need a roof survey if I’m having a RICS survey?

It is your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

Do you need access inside the house?

If it can be arranged, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

Can I take the findings back to the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. The report is most useful before exchange, while you can still ask questions and negotiate.

Is this the same as a RICS Level 2 or Level 3 survey?

No. It is a roof survey by an experienced roof surveyor, and you get a written report with photos. It does not cover the rest of the property, which a RICS survey does.

Leave it or get it looked at?

Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Around Hanover, leaves and moss in gutters lead to overflowing water and damp walls. It is easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT. Pre-purchase roof survey starts from £150, including VAT. You will know the price for your survey before you book.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Local roofs and buyers in Hanover

Hanover lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If your home is one of the older ones in the streets near Church of the Annunciation, older patch repairs can hide behind a tidy front slope, and the survey looks past them. For landlords with property near Brighton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Royal Pavilion lies about 0.6 miles south-west, so building around Hanover goes back a long way. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.

Honest limits

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Defects hidden under coverings or inside walls without opening up
  • Anything beyond the roof, which a full home survey covers
  • A structural engineer’s report

If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before booking. The full list of what we check.
