  • Gutters that overflow or drip at the joints

Need a pre-purchase roof survey in Ashington?

What you can safely check yourself

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How a pre-purchase roof survey works in Ashington

Book after your offer is accepted and before exchange. At that point you can still ask questions, while you are not yet committed. We survey on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey chimney stacks, gutters and downpipes and the roof space, and people most frequently book us about blocked or leaking gutters and roof slopes that look uneven or sagging.

Being in a small place like Ashington makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

The survey, step by step

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. In a hamlet or village like Ashington, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Preparing for the visit

  • Find any records of previous roof work
  • Move anything stored under the loft hatch

Advice

How the survey changes by roof type

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Gutters and parapets

A butterfly roof drains to a central valley gutter, typically to the back of the house. If yours does, we check that gutter and where it drains.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Confirmation of asbestos in cement sheets or soffits
  • Walls, floors, services and rooms below the roof
  • Structural calculations (that is a structural engineer’s job)

If in doubt, ring 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

What this survey covers

  • Chimney stacks
  • Natural slate
  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • The roof space
  • Clay and concrete tiles
  • Gutters and downpipes

Why act early in Ashington

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. In a place like Ashington, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.

Ashington questions

Is Ashington in the area you cover?

Yes, Ashington is one of the places we work. The survey and report are the same in Ashington as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Ashington?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.

Are you insured?

We hold professional indemnity and public liability insurance, for every survey we carry out.

Can you survey at the weekend?

We survey on any day from Monday to Sunday, during the day. Let us know your preferred days as you book.

Do I need to be at home?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details as you book.

Do you need access inside the house?

Where possible, yes. We look in the loft space where there is safe access, and upstairs windows give useful views. The agent or seller can arrange entry.
