Pre-purchase roof surveys in Broomer's Corner: local notes
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.
Landlords with a home close to Billingshurst station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full. If your house is among the older ones in the streets near St Mary's Mission Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Broomer's Corner is about 7 miles south-west of Horsham, in West Sussex. Pre-purchase roof survey in Broomer's Corner
A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you’re buying. Every package comes with a written report, photos and recommendations. We survey lead flashings and valleys, natural slate and flat-roofed extensions and dormers, and people most frequently book us about worn or lifted lead flashings and sagging ridge lines or uneven roof slopes.
In a village or hamlet like Broomer's Corner, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey changes by roof type
Gutters and parapets
A butterfly roof drains to a central valley gutter, normally to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
Broomer's Corner: your questions answered
Is my home in Broomer's Corner listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover Broomer's Corner?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or email us and tell us the address and what you need to know. We will confirm the price and agree a day with you.
When will the report arrive?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.
At what stage of buying should I get the roof surveyed?
Once your offer has been accepted, and before exchange. That gives you time to use the findings, whether that means asking questions or negotiating.
How long does a pre-purchase roof survey take?
It typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years, across London and South East England.
How we price pre-purchase roof surveys
A few things affect what a survey costs:
- Extensions, dormers and garages with roofs of their own
- House, block, shop or office
- The shape of the roof and its details
- Whether thermal imaging or a drone is needed
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
The more you let us know, the easier it is to price the survey. When you get in touch, it helps to mention:
- The reason for the survey, such as buying, a leak or storm damage
- Whether there is a loft hatch, a shared roof or tricky access
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
Getting a price is simple: just ring 07833 053749 or drop us an email, let us know about the property and we’ll recommend the right survey. The price is agreed up front.
Practical tips
Here are a few things we’d tell any owner, before and after a survey:
- Check we will be able to get into the roof space
- Request records of any re-roofing
- Pass the findings to your conveyancer
- Find out whether the roof has been replaced or patched
Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, with recommendations prioritised by urgency where relevant.
Once you’ve moved in, keep gutters, valleys and outlets clear, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Use a gutter contractor rather than going up a ladder yourself.
What we do, step by step
Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Broomer's Corner can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed in advance.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Before the survey
- If you’re buying, check with the agent that we can get in
- Keep pets inside or away from the areas we’re looking at
- Have any paperwork from past roof work to hand
Booking a survey
Most bookings start with a short call: call 07833 053749 or use the contact form, and we will ask about the building and what you need. The price is agreed before a date is set.

Honest limits
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirmation of asbestos in cement sheets or soffits
- Anything beyond the roof, which a full home survey covers
- What’s under the slates, tiles or felt
If you are not sure which survey you need, phone 07833 053749 or send us an email and we’ll give you a straight answer. The full list of what we check.
Roofs we survey in Broomer's Corner
- Natural slate
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Chimney stacks
- Clay and concrete tiles
- The roof space
- Gutters and downpipes
Should I look at the roof myself first?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
