Landlord roof survey in Broomer's Corner: what you get

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. Typical surveys look at leaks into upper flats and cracked or leaning shared chimneys, on blocks of flats, rented houses and converted houses.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we do, step by step

Every visit follows the same pattern: we hear what you’ve seen, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take about one to two hours at most homes, and longer for a large or complex roof. Rural addresses near Broomer's Corner can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If the roof is shared, arrange access with whoever manages the building
  • Have any questions written down, so nothing gets missed

Advice

FAQs for Broomer's Corner

Can a landlord with a rental near Billingshurst station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Is Broomer's Corner within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Can you survey in bad weather?

Light rain doesn’t usually stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

How do I arrange a landlord roof survey in Broomer's Corner?

The quickest way is to phone 07833 053749 or drop us an email. Give us the address and a few details about the roof, and we’ll take it from there. Surveys run seven days a week.

Do I need to be at home?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Will you walk on the roof?

Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

How experienced are you?

Over 20 years and more than 5,000 surveys.

What we look for on each type of roof

Pitched roofs on houses and blocks

On older pitched roofs, the fixings and underlay often fail before good slates or tiles. The report records it.

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. We check them as part of the survey.

What a survey costs

Not every roof costs the same to survey, and it comes down to:

  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed

Prices start from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and the package you choose.

Getting in touch

Here’s what helps us most when you contact us:

  • Where water is showing inside, if it is
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work

Every survey is priced before it’s booked, so you know where you stand. Our price is from £150, including VAT. For a price for your roof, ring 07833 053749 or send us an email.

Common roof problems in Broomer's Corner

People living in a building seldom see the roof itself. Defects up on the roof can go unreported for a long time particularly where the roof cannot be seen from the street.

A survey makes sense if you’ve noticed:

  • Flashings that have come away
  • Choked outlets and gutters
  • Missing or loose roof coverings
  • Damaged party-wall upstands or parapets

Take a building like William Penn School: large buildings have long gutter runs and big roofs that need checking like any other.

Before you book any roof surveyor

  • What the report includes, and whether it has photographs
  • Will they check the loft as well as the outside?
  • Their drone registration, if they fly one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

Local roofs in Broomer's Corner

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing.

For an older house near a landmark like St Mary's Mission Church, its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Billingshurst station, a dated record of the roof is useful when planning maintenance across a let.

DIY checks: what’s safe

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.
