A roof survey before you buy a house or flat in Bachelor's Bump. We have completed more than 5,000 surveys across London and South East England.

What a pre-purchase roof survey does not cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • The condition of the rest of the house (that is a RICS home survey)
  • Faults hidden behind ceilings, boards or coverings
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, ring 07833 053749 or drop us an email and we will suggest the right survey. What our survey covers.

Roof types and parts we check

  • Flat-roofed extensions and dormers
  • Lead flashings and valleys
  • Gutters and downpipes
  • Clay and concrete tiles
  • Natural slate
  • Chimney stacks
  • The roof space

Pre-purchase roof survey in Bachelor's Bump: what you get

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that’s often not the individual flat owner, with costs frequently passed on through the service charge. We check as much of the roof as access safely allows, and the report helps you ask your solicitor or the managing agent the right questions. Where the building has a flat roof, it’s checked as far as access allows. We survey flat-roofed extensions and dormers, the roof space and natural slate, and people most often book us about chimney mortar that has eroded and blocked or leaking gutters.

For a small place like Bachelor's Bump, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Questions from Bachelor's Bump

Is my home in Bachelor's Bump listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Bachelor's Bump?

Yes. Bachelor's Bump is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email, with photographs.

Can you survey in bad weather?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we will talk to you about another date.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach.

How long does the survey visit take?

On site, it usually takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

When is the best time to have the roof checked when buying?

The sooner after your offer is accepted, the better. The report is most useful before exchange, because after that the roof is yours to deal with.

What happens if roof problems are left?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. Around Bachelor's Bump, older homes often have old roof timbers, and water through a failed covering can rot timber if it is left.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for your survey before booking.

Before and after the survey

A survey works best with a little help from you, before and after. Tips:

  • Request records of any re-roofing
  • Ask the agent to check the loft hatch can be opened
  • For a flat, check who is responsible for the roof
  • Notice patches of new decoration in top-floor rooms

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and use the photos as a record of how the roof looked when you bought. The Premium Survey includes a 12-month follow-up to see how things have changed.

Check the roof from the garden and the street after a storm. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small repairs done quickly stop bigger problems later.

Prices for pre-purchase roof surveys in Bachelor's Bump

Several things affect the price of a survey:

  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The height of the building and how the roof can safely be seen
  • The type of building, from a house to a block or an office

To find out what your survey will cost, ring 07833 053749 or drop us an email and tell us about the roof. We will confirm the figure before booking.

What we need to know

We will usually ask about:

  • Any marks or damp showing indoors
  • Any photos you have, taken from the ground or a window
  • What kind of property and roof it is
  • Your postcode, so we can check access and travel

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or send us an email.

What we do, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes about one to two hours at a typical home; commercial roofs usually need 3–4 hours. Around Bachelor's Bump, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it’s shared
  • Keep pets in another room

Common roof problems in Bachelor's Bump

The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, yet the nails holding it rust and let slates slide. It is a frequent finding on older houses.

These are some of the problems a survey can pick up:

  • Gutters choked with leaves and moss
  • Quick fixes on flashings and valleys
  • Cracked flaunching or crumbling chimney pointing
  • Gaps where slates or tiles have come loose

The streets around a church such as Christ Apostolic Church Hastings are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • Are they insured for the work?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the price includes VAT

What a roof survey includes

Bachelor's Bump homes and their roofs

Bachelor's Bump lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale, so exposed details get a close look whether you’re buying or signing off new work. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

Landlords with a home close to Three Oaks station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
