Pre-purchase roof surveys in Fairlight Cove

About our pre-purchase roof survey in Fairlight Cove

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and look from the ground, windows and the loft instead. We survey clay and concrete tiles, natural slate and gutters and downpipes, and the problems we are asked to look at most are lead that has worked loose at a wall or chimney and signs of past leaks inside the loft.

Somewhere as small as Fairlight Cove, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What affects the price in Fairlight Cove

Several things affect the price of a survey:

  • Whether thermal imaging or a drone is needed
  • Whether it’s a home or a commercial building
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What we need to know

Getting the details right at the start saves time. Please include:

  • The type of building and roof, such as pitched or flat
  • What’s prompted the survey
  • Access details, such as a loft hatch or a shared roof
  • Your postcode, so we can check access and travel

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or use the contact form.

Your questions about pre-purchase roof surveys in Fairlight Cove

Do you cover smaller places like Fairlight Cove?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does a conservation area affect roof work in Fairlight Cove?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

How many surveys have you done?

More than 5,000 surveys over 20+ years, across London and South East England.

How long will you be at the property?

On site, it typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules. We hold a CAA Flyer ID and Operator ID.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It is not a replacement for a RICS survey.

What you can safely check yourself

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Landlord and commercial surveys in Fairlight Cove

Any of our surveys can be booked by landlords, agents and building managers in Fairlight Cove. To discuss a property or a block, ring 07833 053749 or drop us an email.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes roughly 1–2 hours at a typical home, with bigger or more complicated roofs taking longer. In a small place like Fairlight Cove, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Gather any invoices or paperwork from past roof work
  • Jot down any questions you want answered
  • If it isn’t your property yet, arrange access through the agent

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or email us with the details.

Advice

Practical tips

You do not need to be a roofer to help. Here’s what helps most:

  • Notice patches of new decoration in top-floor rooms
  • Ask the seller about past roof repairs
  • Ask the agent to make sure the loft hatch can be opened
  • Do not leave it until just before exchange

It is worth sharing the report with your solicitor so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, especially where we have found patch repairs.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Do you need a pre-purchase roof survey in Fairlight Cove?

Gutter problems frequently look minor from the street. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. They’re part of what we look at.

Typical things we are asked to look at include:

  • Damp timbers or stains in the loft
  • A ridge or slope that dips
  • Loose pots and cracked flaunching
  • Gutters choked with leaves and moss

The streets around a church like St Peter are frequently among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Questions to ask before booking

  • Whether you can ask questions once you have the report
  • What insurance they carry
  • Which parts of the roof they’ll actually see
  • How soon the report will arrive

What a good roof survey covers

Pre-purchase roof surveys in Fairlight Cove: local notes

Fairlight Cove lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

If you let a flat or house near Three Oaks station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.
