Pre-purchase roof surveys in Friar's Hill

How a pre-purchase roof survey works in Friar's Hill

Book after your offer is accepted and before exchange. That’s when the findings are most useful, while you are not yet committed. We survey on weekdays, Saturdays and Sundays, which helps when the chain is moving fast. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. We survey natural slate, lead flashings and valleys and clay and concrete tiles, and people most often book us about sagging ridge lines or uneven roof slopes and slates or tiles that have slipped or gone.

Older buildings in small places like Friar's Hill may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

Once we have finished looking, we write up our findings as a photo-illustrated written report, sent to you by email. As for time on site, most surveys take an hour or two at most homes, and more on a big or complicated roof. Rural addresses near Friar's Hill can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed beforehand.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • Keep pets in another room
  • Check we can get to the back of the property
  • Note where any stains or damp appear

Advice

What we look for on each type of roof

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.

Chimney stacks

Chimney stacks take the brunt of the weather. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Local roofs and buyers in Friar's Hill

Friar's Hill is within about 2 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

Take an older house close to St Laurence's Church: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What happens if roof problems are left?

It’s tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Where a roof is exposed, as many are in small places like Friar's Hill, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Pre-purchase roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Friar's Hill questions

Does being near the coast affect roofs in Friar's Hill?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

How do I find out if my home in Friar's Hill is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

When will the report arrive?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when booking.

How long does the survey visit take?

On site, it usually takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you need to go inside the property?

If it can be arranged, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

How do I book a survey in Friar's Hill?

To book, phone 07833 053749 or drop us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • Faults hidden behind ceilings, boards or coverings
  • Whether timbers meet design loads
  • Confirmation of asbestos in cement sheets or soffits

If in doubt, ring 07833 053749 or send us an email and we will point you to the right survey before you book. What a survey covers and doesn’t.

Roof types and parts we check

  • The roof space
  • Chimney stacks
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Natural slate
  • Gutters and downpipes
  • Lead flashings and valleys

Prices for pre-purchase roof surveys in Friar's Hill

Prices always include VAT. The things that change the price are:

  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office
  • The shape of the roof and its details
  • Which survey package you book

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

We’ll typically ask about:

  • How the loft is reached, if there is one
  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • Where water is showing inside, if it is

Once you know what you need, call 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date, weekday or weekend.

Do you need a pre-purchase roof survey in Friar's Hill?

Patch repairs are common on roofs of every age. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

It’s worth booking a survey if you’ve seen:

  • Chimney mortar that has eroded
  • Sagging ridge lines or uneven roof slopes
  • Signs of past leaks inside the loft
  • Worn or lifted lead flashings

For landlords with property near Three Oaks station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Before booking anyone

  • What exactly goes into their report
  • Which limits apply to the survey
  • How they plan to inspect the roof safely
  • Are they insured for the work?
