Your questions about pre-purchase roof surveys in Banstead
How do I find out if my home in Banstead is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is Banstead within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
How long does the survey visit take?
On site, it usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Do you go up on the roof?
Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where it applies.
How quickly will I get the report?
It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable as you book.
How long have you been surveying roofs?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and the South East.
How a pre-purchase roof survey works in Banstead
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It also helps you decide whether to go ahead at all. We survey clay and concrete tiles, flat-roofed extensions and dormers and the roof space, and the problems we’re asked to look at most are slipped or missing slates and tiles and signs of past leaks inside the loft.
Smaller places like Banstead often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from the ground, but dormer cheeks, valleys and flat-roofed additions still need close attention. The same goes for a purchase or a new roof around Banstead. Snags and wear both tend to show at dormer lead work and along flat-roof edges.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You will see the good as well as the bad.

Different roofs, different checks
Gutters and parapets
A butterfly roof drains to a central valley gutter, typically to the back of the house. If the home you are buying has one, that gutter and its outlet get a careful look.
Clay and concrete tiles
Tiled roofs often last half a century or longer. We check for slipped, cracked and missing tiles, and for mismatched replacements that point to past repairs.

When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- How a seller will respond, or what the house is worth
- Structural calculations (that is a structural engineer’s job)
- Faults hidden behind ceilings, boards or coverings
Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. What our survey covers.
What we check

- Flat-roofed extensions and dormers
- Natural slate
- Chimney stacks
- Gutters and downpipes
- Lead flashings and valleys
- The roof space
What happens on the day
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes about one to two hours at a typical house, with time for the loft where it can be reached. A visit to a smaller place like Banstead is no different on the day: outside, inside and from any safe vantage point, in that order. Point out any stains, cracks or loose pieces you’ve spotted.
- You choose a Basic, Standard or Premium Survey to suit the home you are buying.
- A date is booked on a weekday, Saturday or Sunday.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- You receive the report, with findings prioritised by urgency, so you can raise them with the seller.
How to prepare
- Mention any parking restrictions on your street
- Jot down any questions you want answered
- Buyers: confirm access with the estate agent or seller

- Ponding, blisters or splits on a flat roof
- Roof slopes that look uneven or sagging
- Gutters that overflow or drip at the joints
- Signs of past leaks inside the loft

Landlord and commercial surveys in Banstead
An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
Should I look at the roof myself first?
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
