About our pre-purchase roof survey in Binsted
Older homes frequently have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so you know what it means for the house you’re buying. Common reasons to book are blistered or split felt on a flat roof and cracked flaunching or crumbling chimney pointing, on natural slate, gutters and downpipes and clay and concrete tiles.
Somewhere as small as Binsted, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Landlords, agents and block managers in Binsted
We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photos, which helps you plan work between tenancies.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.
FAQs for Binsted
Is Binsted within the area you cover?
Yes. Binsted is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Does being near the coast affect roofs in Binsted?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Will you fly a drone over my roof?
Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access; we will agree the details when you book.
Do you test for asbestos?
No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will plan the survey around it.
How many surveys have you done?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Faults hidden behind ceilings, boards or coverings
- Walls, floors, services and rooms below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

What we do, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a small place like Binsted, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed in advance.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a report with photographs and recommendations before you exchange.
Getting ready for the survey

- Your timetable, like an exchange date
- Any stains, drips or damp patches you’ve seen indoors

How the survey changes by roof type
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If yours does, we check that gutter and where it drains.
Flat roofs
Many homes have a flat roof somewhere, frequently over an extension. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Binsted homes and their roofs
Binsted lies within about 4 miles of the sea, and wind near the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list.
The streets around a church like Church of St Mary are often among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Ford station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.
