  • Blocked or leaking gutters

How the survey changes by roof type

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Lead flashings and valleys

Flashings are a common source of leaks, so they get close attention in a pre-purchase survey. Any that need attention are photographed and explained.

How a pre-purchase roof survey works in Bramshott Chase

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. Each finding is explained in plain words, so it’s clear what it means for your purchase. Common reasons to book are lead that has worked loose at a wall or chimney and slipped or missing slates and tiles, across natural slate, chimney stacks and gutters and downpipes.

Some older homes in villages like Bramshott Chase are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What happens if roof problems are left?

When a chain is moving fast, a roof survey can feel like one more delay. Weekend visits are available as well as weekdays, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. Older cottages and farmhouses around Bramshott Chase can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

FAQs for Bramshott Chase

Does a conservation area affect roof work in Bramshott Chase?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Is Bramshott Chase in the area you cover?

Yes, Bramshott Chase is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. A home survey may recommend further investigation of the roof, and that’s where a roof survey helps. It isn’t a replacement for a RICS survey.

What if it rains on the day?

A survey can typically go ahead in light rain. Strong wind or a downpour can stop drone flights and make roof access unsafe, so we’ll agree a new date if the weather isn’t suitable.

Can I take the findings back to the seller?

Yes. The report sets out what we found, with photos, which you can share with the seller or agent. How the seller responds is up to them.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

How it works

The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. All told, expect between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older rural homes like those around Bramshott Chase can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. We help you pick the package that suits the property.
  2. We agree a visit, including weekends if that helps.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Clear the way to the loft hatch
  • For flats, make sure roof access has been agreed
  • Dig out any old roof reports or invoices

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the house (that’s a RICS home survey)

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. What our survey covers.

Roof types and parts we check

  • Lead flashings and valleys
  • Gutters and downpipes
  • Natural slate
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • The roof space
  • Chimney stacks

When to book a survey in Bramshott Chase

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can point to a problem that keeps coming back. Our report records them so you can ask the seller what was done and when.

Things that often lead to a survey include:

  • Signs of past leaks inside the loft
  • Sagging ridge lines or uneven roof slopes
  • Loose pots and cracked flaunching
  • Gaps where slates or tiles have come loose

If you let a flat or house near Haslemere station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Before booking anyone

  • What the report includes, and whether it has photos
  • Which parts of the roof they’ll actually see
  • Whether the price includes VAT
  • Their report turnaround times

What’s in a roof survey

Buying a home or a new roof in Bramshott Chase

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Take an older house close to Church of St Luke: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
