Pre-purchase roof surveys for homes and businesses in Broyle Side
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. We’re often asked to look into a ridge or slope that dips and chimney mortar that has eroded, on chimney stacks, lead flashings and valleys and natural slate.
Somewhere as small as Broyle Side, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Pre-purchase roof surveys in Broyle Side: local notes
Historic houses like Glyndebourne, about 1.7 miles south, show how far back building in the area around Broyle Side goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you live in an older home near The Parish Church of St Mary the Virgin, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Glynde station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

What a survey costs
All our prices include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether thermal imaging or a drone is needed
- Which survey package you book
- Building height and the viewpoints available
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.
What to let us know when you contact us
When you call or email, these details help:
- When you need the report by
- Where water is showing inside, if it is
- Whether there is a loft hatch, a shared roof or tricky access
- Your postcode, so we can check access and travel
Most bookings start with a short call: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. You will have a price before anything is arranged.
How the survey works
We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect about 1–2 hours at a typical house, with time for the loft where it can be reached. In a hamlet or village like Broyle Side, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from every safe vantage point, inside and out.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- We email a report with photos and recommendations, ready for you to use before exchange.
Preparing for the visit
- Point out any leaks or damp patches
- Keep pets out of the way during the survey
- For flats, make sure roof access has been agreed

Advice
What a pre-purchase roof survey doesn’t cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- Asbestos testing of any kind
- Faults hidden behind ceilings, boards or coverings
- A structural engineer’s report

Practical tips
A survey works best with a little help from you, before and after. Some tips:
- Let us know your timetable
- Notice patches of new decoration in top-floor rooms
- Share the report with your solicitor
- Book once your offer is accepted
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, with recommendations prioritised by urgency where relevant.
Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
Why get it checked now?
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. Where a roof is exposed, as many are in small places like Broyle Side, driving rain gets into any weakness, and damp in older walls is slow to dry out.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Questions from Broyle Side
Is Broyle Side in the area you cover?
We do. The survey and report are the same in Broyle Side as anywhere else.
Will you come out to Broyle Side?
Yes, Broyle Side is covered. Our area covers London and the South East, and smaller places are part of that. Longer journeys are simply planned beforehand.
How long does a pre-purchase roof survey take?
The visit typically takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will confirm what to expect when we arrange the visit.
Do you use drones?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.
What if it rains on the day?
Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.
Do you need access inside the house?
Where we can, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.
Should I get a roof survey as well as a RICS home survey?
They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.
DIY checks: what’s safe
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
