How we price pre-purchase roof surveys

We confirm the exact price before booking. This is what makes a difference:

  • The height of the building and how the roof can safely be seen
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight
  • The shape of the roof and its details

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. The roof’s size, height and access matter as well.

What we need to know

There is no need for technical words. Just tell us:

  • Whether there is a loft hatch, a shared roof or tricky access
  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • What made you get in touch

We confirm the exact price before you book, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or email us.

Pre-purchase roof survey in Norlington: what you get

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey isn’t a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photographs of what we find and written recommendations. The two sit side by side if you want the fullest picture. We’re frequently asked to look into standing water on a flat extension roof and cracked flaunching or crumbling chimney pointing, across the roof space, clay and concrete tiles and chimney stacks.

Older buildings in small places like Norlington may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Why get it checked now?

Even if you go ahead regardless, knowing the roof’s condition helps you plan. The report shows what needs doing first, so you can plan work before small faults get bigger. Older cottages and farmhouses around Norlington can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you’d like to know.

Norlington homes and their roofs

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new.

Landlords with a home close to Lewes station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Take an older house close to The Parish Church of St Mary the Virgin: ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Norlington is about 3 miles north-east of Lewes, in East Sussex. We visit Norlington as part of our work across East Sussex. Our area takes in places right across East Sussex, from the larger towns to small villages. We also survey roofs in Brighton.

If you’re just outside Norlington, we cover Broyle Side (1 mile east), Upper Wellingham (1 mile north-west), Barcombe Mills (2 miles north-west), Barcombe (2 miles north-west) and Rose Hill (2 miles north). Further out, we also cover Eastbourne (13 miles south-east), Seaford (9 miles south), Lewes (3 miles south-west), Hailsham (9 miles east), Crowborough (12 miles north-east) and Uckfield (5 miles north).

What we can’t see

It’s a careful look at the roof, not the whole story. Its limits include:

  • What’s under the slates, tiles or felt
  • Whether timbers meet design loads
  • Anything beyond the roof, which a full home survey covers

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey before you book. What a survey covers and does not.

What this survey covers

  • Lead flashings and valleys
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • Gutters and downpipes
  • The roof space
  • Flat-roofed extensions and dormers

Common roof problems in Norlington

Rear extensions, dormers and garages frequently have flat roofs. Felt flat roofs often last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, because many can only be seen from an upstairs window.

It is worth booking a survey if you’ve seen:

  • Damp timbers or stains in the loft
  • Cracked flaunching or crumbling chimney pointing
  • Ponding, blisters or splits on a flat roof
  • Lead that has worked loose at a wall or chimney

Glyndebourne, about 1.6 miles south, is one of the historic houses in the wider area around Norlington. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Before booking anyone

  • Whether any drone flown is registered with the CAA
  • What the survey won’t cover
  • Their report turnaround times
  • Is there a chance to talk the report through?

What a roof survey includes

Different roofs, different checks

Lead flashings and valleys

Many leaks start at a flashing, so we check each one closely. We photograph any that need work.

Gutters and parapets

Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted.

Norlington questions

Will you come out to Norlington?

Yes. Norlington is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Is my home in Norlington listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

When will the report arrive?

It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable when you book.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It isn’t a replacement for a RICS survey.

What’s the best way to book?

The quickest way is to phone 07833 053749 or send us an email. Give us the address and some details about the roof. We survey on weekdays and at weekends.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

How it works

The aim of the visit is simple: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It typically takes roughly 1–2 hours at a typical house, with time for the loft where it can be reached. Around Norlington, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You book once your offer is accepted and tell us the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • If you’re buying, check with the agent that we can get in
  • Have keys ready for side gates, garages or roof access doors
