How a pre-purchase roof survey works in Burnt Hill

A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. Our survey is not a RICS survey, and it doesn’t replace one. It adds a focused look at the roof on its own, with photos of what we find and written recommendations. You can have both. If you’re worried about a ridge or slope that dips and lead that has worked loose at a wall or chimney, we can find out what’s behind it, on natural slate, gutters and downpipes and chimney stacks alike.

Being in a small place like Burnt Hill makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked seven days a week.

Where we cannot see part of the roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

When you need someone else

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • A structural engineer’s report
  • A valuation or a promise of a lower price

If in doubt, call 07833 053749 or use the contact form and we’ll recommend the right survey before booking. What a survey covers and does not.

FAQs for Burnt Hill

Is Burnt Hill in the area you cover?

Yes, Burnt Hill is one of the places we work. The survey and report are the same in Burnt Hill as anywhere else.

Is Burnt Hill within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in.

Do you inspect the roof from on top?

Only where it is safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

Is a roof survey worth having alongside a home survey?

It depends on the roof and how confident you want to be. A home survey may recommend further investigation of the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. Most visits take an hour or two at a typical home, and about three to four hours for a commercial roof. Older roofs in small places like Burnt Hill can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building

Pre-purchase roof surveys around Burnt Hill

Basildon Park, about 3.5 miles north-east, is one of the historic houses in the wider area around Burnt Hill. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles, and flat-roofed additions turn up almost everywhere. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest.

The streets around a church like Church of St Peter and St Paul are frequently among the oldest in a place, and if yours is one of the older homes nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. If you own a rental within reach of Pangbourne station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Burnt Hill is about 5 miles north-east of Thatcham, in West Berkshire. Burnt Hill is part of the area we cover and the surrounding area as part of our work across London and the South East. What affects the price in Burnt Hill

When we price a survey, we consider:

  • If the survey needs thermal imaging or a drone
  • Roof area
  • The package you choose: Basic, Standard or Premium
  • Commercial roofs and larger buildings

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • The reason for the survey, such as buying, a leak or storm damage
  • Access details, like a loft hatch or a shared roof
  • What kind of property and roof it is

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, phone 07833 053749 or email us.

Why get it checked now?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy means you know about it from day one. For older village homes like those around Burnt Hill, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Why book with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • Over 20 years’ experience
  • Surveys seven days a week
  • Independent findings on the roof’s condition

Rented homes, blocks and businesses

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, call 07833 053749 or use the contact form with the addresses.

If the property is let, the agent or a tenant can let us in. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

What you can safely check yourself

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
