A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you’ll be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you are worried about flashings that have lifted or split and gutters that overflow or drip at the joints, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Church Street, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. What’s under the coverings, from old felt to the battens and nails, matters too.

We keep jargon out of it: if work is needed, the report says so clearly.

Why act early in Church Street

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. In a small place like Church Street, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Why us?

  • Satisfaction rate of 98%
  • Plain-English reports with photos
  • An independent look at the roof

How it works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes an hour or two at a typical home, and about three to four hours for a commercial roof. Somewhere like Church Street needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Keep pets in another room
  • Clear the way to the loft hatch

Book a survey

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.

Should I look at the roof myself first?

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

What we look for on each type of roof

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They wear slowly, but surfaces erode and edges crack, and low-pitched roofs need their laps to be right.

Pre-purchase roof surveys in Church Street: local notes

Church Street lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, so exposed details get a close look whether you’re buying or signing off new work. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you own a rental within reach of Higham station, a roof report gives you a clear picture before you buy or settle up with a roofer. If your house is among the older ones in the streets near St Mary's Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Before and after the survey

From years of surveys, a few habits stand out as worth the effort:

  • Let us know your timetable
  • Look for fresh paint on upstairs ceilings at viewings
  • Share the report with your solicitor
  • Book once your offer is accepted

If you want quotes for the work, roofers can work from the report. They’ll see exactly what we found, and where, so each quote covers the same ground.

After strong winds, look at the roof from ground level. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Dealing with them early keeps water out.

Signs you need a pre-purchase roof survey in Church Street

Slates and tiles can outlast the nails, battens and underlay that hold them. Good slate can last well over a century, but corroded nails let slates slip. It is a frequent finding on older houses and easy to miss from ground level.

A survey can pick up problems such as:

  • Standing water on a flat extension roof
  • Sagging ridge lines or uneven roof slopes
  • Damp timbers or stains in the loft
  • Slates or tiles that have slipped or gone

Temple Manor, about 3.6 miles south, is one of the historic houses in the wider area around Church Street. If you are buying an older home nearby, it’s worth knowing whether it is listed or in a conservation area before you plan any re-roofing.

Questions to ask before you book

  • Whether you can ask questions once you have the report
  • What the survey will not cover
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Whether the inside of the roof is included

FAQs for Church Street

Will you come out to Church Street?

Yes, Church Street is on our map. Villages and rural addresses get the same survey as a town house.

Is my home in Church Street listed or in a conservation area?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you inspect the roof from on top?

Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it isn’t a RICS home survey. It works alongside a home survey.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

Do you need access inside the house?

Ideally, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is normally arranged through the agent or seller.

At what stage of buying should I get the roof surveyed?

Once your offer has been accepted, and before exchange. That way you can still act on what we find.
