Prices for pre-purchase roof surveys in Haultwick

Not every roof costs the same to survey, for these reasons:

  • The roof’s overall size
  • The height of the building and how the roof can safely be seen
  • Extensions, dormers and garages with roofs of their own
  • Basic, Standard or Premium

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

There’s no need for technical words. It is enough to let us know:

  • The property’s address and postcode
  • Anything about access we should know
  • What’s prompted the survey
  • Any photos you have, taken from ground level or a window

When you’re ready to go ahead, ring 07833 053749 or send us an email. We’ll suggest a package, agree the price and find a date.

How a pre-purchase roof survey works in Haultwick

A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it does not replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. The two sit side by side. We survey lead flashings and valleys, gutters and downpipes and clay and concrete tiles, and common reasons people get in touch are loose pots and cracked flaunching and slates or tiles that have slipped or gone.

Somewhere as small as Haultwick, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

If any part of the roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Different roofs, different checks

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it frequently give out first. When slates start to slip, corroded nails are frequently the reason, and we note how widespread it looks.

Lead flashings and valleys

Flashings close the gaps at chimneys, walls and abutments. We check whether they’ve lifted, split or been replaced with mortar or bitumen.

When you need someone else

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • What’s under the slates, tiles or felt

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

  • Clay and concrete tiles

What a pre-purchase roof survey looks like in Haultwick

Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

FAQs for Haultwick

How do I find out if my home in Haultwick is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you carry out roof surveys in Haultwick?

We do. The survey and report are the same in Haultwick as anywhere else, and visits run on weekdays and weekends.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

Can I take the findings back to the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We can’t promise how the seller will respond.

How soon is the report ready?

It depends on the package: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when booking.

How do I arrange a pre-purchase roof survey in Haultwick?

The quickest way is to call 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. We survey seven days a week.

Is your roof survey a RICS survey?

No. It is a dedicated roof survey, and you get a written report with photos. It isn’t a RICS survey and doesn’t cover the rest of the house.

Do you need a pre-purchase roof survey in Haultwick?

Most viewings never get near the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.

Look out for signs like these:

  • Slates or tiles that have slipped or gone
  • Flashings that have lifted or split
  • A ridge or slope that dips
  • Blistered or split felt on a flat roof

If yours is one of the older homes in the streets near Parish Church of All Saints, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What to check before booking

  • What happens after the report arrives
  • How long they’ve been surveying roofs
  • How soon the report will arrive
  • Whether you get a written report with photos

What to expect from a roof survey

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof can’t be seen, the report says so. The survey normally takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Cottages and farmhouses around Haultwick often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Before the survey

  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed
  • If you are buying, let the agent know when we are coming
