Pre-purchase roof surveys in Home Farm

Buying a home or a new roof in Home Farm

Bracknell, which Home Farm is part of, is one of England’s post-war new towns. Homes from the post-war decades are common in the new towns, many with low-pitched roofs in concrete tiles and flat-roofed garages or porches. Whether you are buying or replacing a roof, low pitches and flat-roofed additions deserve a careful look. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you own one of the older houses in the streets near St Michael and St Mary Magdalene's Church, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Home Farm is about 1 mile north-east of Crowthorne, in Bracknell Forest. Whether the building in Home Farm is a house, a flat or a commercial unit, the roof can be surveyed on a weekday or at the weekend. Across Bracknell Forest, we cover Home Farm and the places around it. For surveys nearby, see our Reading page.

All of RG12, RG45 and RG40 is within our area for pre-purchase roof surveys. Pre-purchase roof surveys for homes and businesses in Home Farm

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. What the seller agrees to is up to them, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We survey the roof space, clay and concrete tiles and flat-roofed extensions and dormers, and people most often book us about slipped or missing slates and tiles and loose pots and cracked flaunching.

Being in a small place like Home Farm makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Do you need a pre-purchase roof survey in Home Farm?

Blocked or leaking gutters do damage that isn’t obvious at first. Water spilling over a gutter soaks brickwork and can rot fascias and rafter ends. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

We are often asked to look at:

  • Damp timbers or stains in the loft
  • Ponding, blisters or splits on a flat roof
  • Patch repairs that may hide an ongoing problem
  • A ridge or slope that dips

Landlords with a home close to Bracknell station may find that a written report helps before buying a rental or paying for a new roof on one.

What to check before booking

  • Are they insured for the work?
  • Their report turnaround times
  • Which parts of the roof they’ll actually see
  • Whether VAT is in the quoted price

What’s in a roof survey

Why it is worth a survey now in Home Farm

Leaving it means judging the roof from the street. That rarely shows the back slope, the valleys or the top of the chimney. A survey fills that gap before you commit, with photos of anything that needs attention. For an older or listed building in a place like Home Farm, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Pre-purchase roof survey starts from £150, including VAT.

Why us?

  • Packages from £150, inc. VAT
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • Surveys seven days a week
  • A written report with photographs

Prices for pre-purchase roof surveys in Home Farm

Several things affect the price of a survey:

  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.

What we need to know

There is no need for technical words. Just let us know:

  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode
  • Photos of the roof, taken safely from the ground or a window
  • Dates you are working to, like exchange

Not sure which survey you need? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

FAQs for Home Farm

Are flat-roofed garages and porches in Home Farm worth including?

Usually, yes: let us know about it when you book so the visit can include it. Many homes in new towns like Bracknell have flat-roofed garages and porches, and felt roofs often last around 15–20 years.

Does a conservation area affect roof work in Home Farm?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you need to go inside the property?

Where we can, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

When will the report arrive?

That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Let us know your timetable when you book.

Do you use drones?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos, emailed to you. On timing, it typically takes about one to two hours on an ordinary house, and longer for a large or complex roof. Somewhere like Home Farm needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Getting ready for the survey

  • If you’re buying, let the agent know when we are coming
  • Note where any stains or damp appear
  • Make sure pets are kept safely away

Related advice

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.

Honest limits

In fairness, a roof survey has limits:

  • Walls, floors, services and rooms below the roof
  • Whether the price should change, which is between you and the seller
  • Faults hidden behind ceilings, boards or coverings

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What a survey covers and does not.
