Lumley Pre-Purchase Roof Survey
A roof survey before you buy a house or flat across Lumley, using drones and thermal imaging where applicable. Call or email for a price.
- A ridge or slope that dips
- Lead that has worked loose at a wall or chimney
- Blocked or leaking gutters
Pre-purchase roof surveys for homes and businesses in Lumley
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you’re tied in. We look at the slates or tiles, the ridges and valleys, the flashings, the chimneys and the gutters, and the roof space where it’s safe to get in. The findings come in a written report with photos. Common reasons to book are ponding, blisters or splits on a flat roof and flashings that have lifted or split, on the roof space, lead flashings and valleys and gutters and downpipes.
Being in a small place like Lumley makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at as you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Weekday and weekend visits are both available.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Pre-purchase roof surveys around Lumley
The coast is about 1 mile or less from Lumley, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a proper look whether you are buying or signing off new work. About 1.6 miles west lies Warblington Castle, a reminder of how long the area around Lumley has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you own a rental within reach of Emsworth station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. If yours is one of the older homes in the streets near Church of St James, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

How we price pre-purchase roof surveys
Not every roof costs the same to survey, and it comes down to:
- How complicated the roof is, with its valleys, chimneys and parapets
- Which survey package you book
- The use of thermal imaging or a drone
- The number of roofs, including extensions and garages
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Helping us price your survey
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Pictures of the roof from a safe spot, if you have them
- How the loft is reached, if there is one
- What’s prompted the survey
- The style of property, from a terrace to a block
Unsure which package suits your roof? It is easiest to ring 07833 053749 or email us and describe the roof and what’s worrying you. We will explain the options and the price.

What happens on the day
The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Lumley can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.
- Once your offer is accepted, you tell us the address and when you hope to exchange.
- Access to the house and the loft space is agreed ahead of time.
- The visit begins outside, from ground level and any safe vantage points.
- Inside, we check the roof space and look at the roof from windows.
- You get a written report with photos and recommendations before you exchange.
Preparing for the visit
- Agree roof access with the managing agent if it’s shared
- Find any records of previous roof work
- Note where any stains or damp appear
Booking a survey
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Confirmation of asbestos in cement sheets or soffits
- How a seller will respond, or what the house is worth
- Anything beyond the roof, which a full home survey covers
If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey before you book. What our survey covers.
What we look at
- The roof space
- Clay and concrete tiles
- Chimney stacks
- Flat-roofed extensions and dormers
- Natural slate
- Lead flashings and valleys
- Gutters and downpipes
Checking the roof from the ground
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.
What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
How the survey changes by roof type
Clay and concrete tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack.
Natural slate
Older slate roofs often have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it’s in.
Lumley questions
Is the coastal weather around Lumley hard on roofs?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows.
Is Lumley within the area you cover?
Yes, Lumley is on our map. Villages and rural addresses get the same survey as a town house.
Is your roof survey a RICS survey?
No. It is a roof survey by an experienced roof surveyor, with a written report and photographs. It isn’t a RICS survey and doesn’t cover the rest of the house.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. We send it by email with photos included.
Will you fly a drone over my roof?
Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where applicable, the Premium Survey.
How long does the survey visit take?
It usually takes about 1–2 hours at a typical house, with time for the loft where it can be reached. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
Leave it or get it looked at?
A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Older and listed buildings around Lumley may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.
