Questions from Lumley

Will you come out to Lumley?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route when booking.

Does a conservation area affect roof work in Lumley?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

How fast do I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline as you book.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Is this a RICS survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you check my loft insulation with a thermal camera?

The camera can point to heat loss and gaps in insulation. The survey isn’t an energy rating or a heat loss calculation, but the report shows where to look more closely.

Which survey includes thermal imaging?

It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where applicable, structural analysis and a same-day report.

Thermal roof survey in Lumley

A thermal camera can help when the cause of damp isn’t obvious. Leaks frequently run along a roof before they appear on a ceiling, and temperature patterns can help us trace where it may have come from. We combine the images with a visual inspection and moisture readings, so no conclusion rests on one method alone. We survey commercial roofs, loft conversions and flat roofs, and common reasons people get in touch are stains that keep coming back and damp where roofs meet walls and chimneys.

Some older homes in villages like Lumley are listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it’s a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible, with the urgent items made clear.

What a thermal roof survey does not cover

We only report everything that’s safely in view on the day, so some things are outside what a survey can do:

  • Clear results when the conditions on the day are poor
  • What’s inside walls or under coverings, without opening up
  • An energy rating for the building

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before booking. The full list of what we check.

What this survey covers

  • Ceilings below the roof
  • Commercial roofs
  • Pitched roof slopes
  • Insulated roof spaces
  • Loft conversions
  • Flat roofs

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.

If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which helps when tenants work during the week.

What we look for on each type of roof

Loft insulation

In the loft space, the camera can pick up gaps and thin areas of insulation. We inspect the loft where it can be reached safely.

Pitched slate and tile roofs

Inside the roof space, thermal images can help with damp around stacks, valleys and roof windows. Findings are checked with moisture readings.

Why act early in Lumley

If a big flat roof may need replacing, knowing the wet areas first is useful. Thermal imaging, checked with moisture readings, gives a clearer picture before you spend. Older and listed buildings around Lumley may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Prices quoted always include VAT, and the report is not charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

Thermal roof surveys in Lumley: local notes

Lumley lies within about 1 mile of the sea. Thermal imaging works best after a sunny day, with a dry roof surface and little wind, so the date is chosen with the forecast in mind. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Warblington Castle, about 1.6 miles west, is one of the historic houses in the wider area around Lumley. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If you look after a building such as St James Church of England Controlled Primary School, thermal images can show where wet insulation sits under a big flat roof.

Lumley is about 1 mile east of Emsworth, in West Sussex. Lumley gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our area takes in places right across West Sussex. We also survey roofs in Portsmouth.

We work across the PO10 postcode area for thermal roof surveys and the streets around it. You will find streets like Lumley Road and Northlands Park, all of which we cover. Neighbouring places we cover for thermal roof surveys include Emsworth (1 mile west), Westbourne (1 mile north), Southbourne (1 mile east), Woodmancote (1 mile north-east) and Denvilles (1 mile west). Within a short drive, we also cover Bognor Regis (12 miles east), Chichester (7 miles east), Selsey (10 miles south-east), Portfield (7 miles east), Yapton (14 miles east) and East Wittering (7 miles south-east).

Common roof problems in Lumley

Flat roofs that have leaked for a while can have wet insulation under the covering. Knowing how much of the roof is affected helps decide between a local repair and more. A thermal survey, checked with moisture readings, can give a much clearer picture.

These are some of the problems a survey can pick up:

  • Patches of heat loss across the roof
  • Damp where roofs meet walls and chimneys
  • Damp around roof outlets and upstands
  • Stains that keep coming back

For an older house near a landmark such as Church of St James, thin or patchy insulation under an old roof often shows up clearly on a thermal image.

Before booking any roof surveyor

  • Will they check the loft as well as the outside?
  • What happens after the report arrives
  • How long the report takes to arrive
  • What’s outside the scope of the survey

What a good roof survey covers

The survey, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes about one to two hours at most homes, while a commercial roof takes nearer three to four hours. Around Lumley, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We talk through the roof, any damp or leaks, and the weather expected on the day.
  2. The roof is inspected visually from safe viewpoints.
  3. We take thermal images of the roof to pick up temperature patterns.
  4. We check the patterns that stand out with moisture readings where there is safe access.
  5. The report sets out the images, what they suggest and what we recommend.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Let us know about any leaks, stains or damp patches you know of
  • Dig out any old roof reports or invoices
