Pre-purchase roof survey in Midhurst, West Sussex
We take a careful look at the roof at your property in Midhurst, with photographs and a written report.
- Blistered or split felt on a flat roof
- Gutters choked with leaves and moss
- Roof slopes that look uneven or sagging
Pre-purchase roof surveys for homes and businesses in Midhurst
If you’re buying a flat, the roof may well be shared. The lease decides who looks after the roof, and that’s frequently not the individual flat owner, with costs often passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we check that too where access allows. If you’ve noticed slipped or missing slates and tiles and quick fixes on flashings and valleys, we can find out what’s behind it.
Around Midhurst, you will mostly find houses and bungalows of different ages. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

For landlords and managing agents
Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.
Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.
What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- Whether the price should change, which is between you and the seller
- Faults hidden behind ceilings, boards or coverings
- The condition of the rest of the house (that is a RICS home survey)
Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.
Roof types and parts we check
- Clay and concrete tiles
- Flat-roofed extensions and dormers
- The roof space
- Gutters and downpipes
- Natural slate
- Chimney stacks
- Lead flashings and valleys
Common questions in Midhurst
Is Midhurst in the area you cover?
Yes, Midhurst is one of the places we work. Every survey there gets the same written report with photographs.
Do you cover smaller places like Midhurst?
Yes. Midhurst is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.
Does someone need to be in?
Someone needs to let us in if we are looking inside or in the loft. We will talk about access when booking.
How do I book a survey in Midhurst?
The quickest way is to call 07833 053749 or drop us an email. Give us the address and some details about the roof, and we will take it from there. Surveys run on any day of the week.
Does the weather affect the survey?
It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
Will you fly a drone over my roof?
Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
How long will you be at the property?
Allow between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll confirm what to expect when we arrange the visit.
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Different roofs, different checks
Flat roofs
Flat roofs on extensions, dormers and garages are easy to forget about. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. When slates start to slip, corroded nails are frequently the reason.
Pre-purchase roof surveys around Midhurst
With Cowdray House about 0.6 miles north-east, Midhurst sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
If your house is among the older ones in the streets near Roman Catholic Church of Divine Motherhood, a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Midhurst is about 8 miles east of Petersfield, in West Sussex. Midhurst gets the same service as everywhere else we work: a careful inspection, photos and a written report. What a survey costs
Prices vary from roof to roof, and it comes down to:
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
- Building height and the viewpoints available
- House, block, shop or office
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.
What to let us know when you get in touch
A few details help us suggest the right survey and price. When you contact us, it is useful to mention:
- The property’s address and postcode
- The style of property, from a terrace to a block
- Anything about access we should know
- Any photos you have, taken from ground level or a window
Getting a price is simple: just phone 07833 053749 or email us and give us a few details about the property and we will suggest the right survey. We confirm the price before anything is booked.
What we do, step by step
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two at a typical home, or half a day or so for a commercial building. In a smaller place like Midhurst, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a photo-illustrated written report and recommendations before you exchange.
