Pre-purchase roof surveys for homes and businesses in Stedham
Buying a home is a big commitment, and the roof is one of the costliest parts to put right. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. You get a written report with photos. If you’re worried about patch repairs that may hide an ongoing problem and worn or lifted lead flashings, we can find out what’s behind it, on clay and concrete tiles, chimney stacks and natural slate alike.
Some older homes in villages like Stedham are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

Signs you need a pre-purchase roof survey in Stedham
A chimney stack stands out in the wind and rain and they’re often the least maintained part of a roof. Pointing crumbles, flaunching cracks and flashings lift. A stack may be shared with the neighbours, which matters if work is needed.
It’s worth booking a survey if you’ve seen:
- Damp timbers or stains in the loft
- Blistered or split felt on a flat roof
- Quick fixes on flashings and valleys
- Flashings that have lifted or split
Historic houses such as Cowdray House, about 1.8 miles east, show how far back building around Stedham goes. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.
What to check before booking
- Whether the inside of the roof is included
- Their track record with similar roofs
- When you will get the report
- What’s outside the scope of the survey
Local roofs and buyers in Stedham
In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
For an older house near a landmark such as The Parish Church of St James, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

For landlords and managing agents
Businesses and commercial landlords can book us too. Larger roofs take longer.
Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.
What a survey costs
A few things affect what a survey costs:
- Which survey package you book
- Roof area
- How many separate roofs there are, such as extensions, dormers and garages
- The use of thermal imaging or a drone
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.
Getting in touch
You do not need to know any roofing terms. It’s enough to let us know:
- Whether there is a loft hatch, a shared roof or tricky access
- Photos of the roof, taken safely from the ground or a window
- What kind of property and roof it is
- The address and postcode of the property
If you have photos of the roof, send them over. Take them safely from the ground or a window; never climb up to get a better view. To get started, call 07833 053749 or send us an email.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
How the survey works
After the inspection, everything we found is written up in a report with photos, emailed to you. On timing, most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Stedham, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- After your offer is agreed, you book and share your timetable.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before the survey
- Have any questions written down, so nothing gets missed
- Point out any leaks or damp patches
- Have keys ready for side gates, garages or roof access doors

Leave it or get it looked at?
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but too late to use them in the purchase. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Questions from Stedham
Is Stedham in the area you cover?
Yes. We work right across London and the South East, and Stedham is part of that. Just phone 07833 053749 or drop us an email and tell us about the property.
Is my home in Stedham listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is your roof survey a RICS survey?
No. It is a dedicated roof survey, and you get a written report with photos. It is not a RICS survey and doesn’t cover the rest of the house.
Can you tell me if my roof has asbestos?
No. We do not sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Can I use the report to negotiate on price?
Yes, you can. The report sets out what we found, with photos, which you can share with the seller or agent. We can’t promise how the seller will respond.
Can you survey in bad weather?
A survey can usually go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions are not right we’ll arrange another day with you.
When should I book a pre-purchase roof survey?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find.
