Different roofs, different checks

Clay and concrete tiles

Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but they weather and can crack, and low-pitched roofs need their laps to be right.

Flat roofs

Ponding, blistering, splits and worn upstands are the usual warning signs. Blocked outlets are checked as well, and we say what we see from wherever is safe.

How a pre-purchase roof survey works in Pagham

Buyers in Pagham and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or send us an email. We survey the roof space, clay and concrete tiles and chimney stacks, and the problems we’re asked to look at most are damp timbers or stains in the loft and flashings that have lifted or split.

Somewhere as small as Pagham, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks. What’s under the coverings, from old felt to the battens and nails, matters too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Practical tips

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Notice patches of new decoration in top-floor rooms
  • Ask the seller about past roof repairs
  • Pass the findings to your conveyancer
  • Let us know your exchange date when you book

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Keep an eye on chimneys and flashings in your new home. Watch for gaps in the pointing, cracked flaunching and loose lead. A pair of binoculars from the garden shows a lot.

For landlords and managing agents

With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.

Landlords and agents in Pagham book surveys as well as homeowners. A photo-illustrated written report gives you a clear record of the roof, which helps you plan work between tenancies.

DIY checks: what’s safe

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking, as it helps us focus the survey.

Your questions about pre-purchase roof surveys in Pagham

Will you come out to Pagham?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is my home in Pagham listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

How long does the survey visit take?

Allow about 1–2 hours at most homes, with bigger or more complicated roofs taking longer. We will give you an idea of timing when booking.

When is the best time to have the roof checked when buying?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

Is your roof survey a RICS survey?

No. Our survey looks at the roof only, and it is not a RICS home survey. It complements one rather than replacing it.

Should I get a roof survey as well as a RICS home survey?

It’s your choice, but the two do different jobs. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.

How do I arrange a pre-purchase roof survey in Pagham?

Simply ring 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date.

What affects the cost of pre-purchase roof surveys

All our prices include VAT. What changes the price is:

  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • Whether you choose the Basic, Standard or Premium Survey
  • Whether it is a home or a commercial building

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Helping us price your survey

What helps most when you contact us:

  • What kind of property and roof it is
  • Pictures from the garden or a window, if you have them
  • When you need the report by
  • Where water is showing inside, if it is

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

What we do, step by step

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Pagham, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • For flats, make sure roof access has been agreed
  • Leave a clear route to the loft

Advice

What a pre-purchase roof survey looks like in Pagham

Pagham is within about 1 mile of the coast, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about.

For landlords with property near Bognor Regis station, a roof report gives you a clear picture before you buy or settle up with a roofer. If you own one of the older houses in the streets near The Parish Church of St Thomas A Becket, a survey will show how the roof has been repaired before, which helps you judge what’s coming.

Pagham is about 3 miles south-west of Bognor Regis, in West Sussex. Pagham gets the same service as everywhere else we work: a careful inspection, photographs and a written report. We cover towns and villages across West Sussex, large and small. Portsmouth is in our area too.

We cover every part of the PO21 postcode area for pre-purchase roof surveys. Streets in the area include Swan Dene, Sea Lane and Well Road, and we cover them all. Close by, we survey roofs in Nyetimber (1 mile north-east), Aldwick (2 miles north-east), Church Norton (2 miles south-west), Sidlesham (2 miles west) and South Mundham (2 miles north). Further out, we also cover Worthing (15 miles east), Bognor Regis (3 miles north-east), Chichester (5 miles north), Selsey (3 miles south-west), Littlehampton (10 miles east) and Emsworth (10 miles north-west).
