Pre-purchase roof surveys for Partridge Green homes and businesses

About our pre-purchase roof survey in Partridge Green

Book after your offer is accepted and before exchange. That is when the findings are most useful, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you are worried about signs of past leaks inside the loft and worn or lifted lead flashings, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Partridge Green, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, such as when you want to compare after future work.

What happens if roof problems are left?

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Where a roof is exposed, as many are in small places like Partridge Green, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

What we look for on each type of roof

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.

Checking the roof from the ground

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Partridge Green questions

Do you carry out roof surveys in Partridge Green?

Yes, Partridge Green is one of the places we work. Every survey there gets the same written report with photographs.

Do you cover smaller places like Partridge Green?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

What’s the best way to book?

It is easiest to phone 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we will recommend the right survey. Surveys run seven days a week.

Can I use the report to negotiate on price?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

Will you fly a drone over my roof?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Tell us which days suit you when you book.

What insurance do you have?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Around Partridge Green, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. You receive the report, with findings prioritised by urgency, so you can raise them with the seller.

Getting ready for the survey

  • Check we can get to the back of the property
  • Keep pets inside or away from the areas we are looking at
  • For flats, check roof access has been agreed

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or drop us an email to find out.

What this survey can’t tell you

It helps to know what a survey won’t do before you book:

  • The condition of the rest of the house (that’s a RICS home survey)
  • What’s under the slates, tiles or felt
  • A structural engineer’s report

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What a survey covers and does not.

What this survey covers

  • The roof space
  • Natural slate
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Clay and concrete tiles
  • Chimney stacks
  • Lead flashings and valleys

Tips that help

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • Ask who repairs the roof under the lease
  • Ask when the roof was last worked on
  • Ask the agent to make sure the loft hatch can be opened
  • Give your solicitor a copy of the report

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it, especially where we’ve found patch repairs.

Once you’ve moved in, keep gutters, valleys and outlets clear, especially after autumn. Overflowing water is behind a lot of damp. Use a gutter contractor rather than going up a ladder yourself.

Buying a home or a new roof in Partridge Green

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

If you live in an older home near St Michael and All Angels Church, the roof may have had decades of patch repairs, and the survey shows where they are. Whatever the street in Partridge Green, a roof costs least to look after when faults are caught early.
