Pre-purchase roof survey in Peartree Green: what you get

The best time to book is once your offer has been accepted and before you exchange contracts. That’s when the findings are most useful, because nothing is binding yet. We survey on any day of the week, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We are frequently asked to look into patch repairs that may hide an ongoing problem and slipped or missing slates and tiles, on lead flashings and valleys, gutters and downpipes and flat-roofed extensions and dormers.

In a smaller place like Peartree Green, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs frequently have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what is not.

How the survey changes by roof type

Natural slate

Older slate roofs frequently have bitumen felt under them, and very old ones may have none. Where we can see it from the loft, we say what condition it is in.

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.

How we price pre-purchase roof surveys

Several things affect the price of a survey:

  • The shape of the roof and its details
  • Whether thermal imaging or a drone is needed
  • Height and safe access
  • Whether it’s a home or a commercial building

Pre-purchase roof survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Getting in touch

A little information up front helps. Please include:

  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there’s a loft hatch, a shared roof or tricky access

We confirm the price for your survey before you book, so you know where you stand. Pre-purchase roof survey starts from £150, including VAT. For a price for your roof, ring 07833 053749 or use the contact form.

Common roof problems in Peartree Green

Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, which is why buyers book a closer look before committing.

Typical things we are asked to look at include:

  • Flashings that have lifted or split
  • Gutters choked with leaves and moss
  • Signs of past leaks inside the loft
  • Standing water on a flat extension roof

Medieval Merchant's House, about 1.3 miles west, is one of the historic houses in the wider area around Peartree Green. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.

Choosing a roof surveyor

  • Whether the loft is part of the inspection
  • Their report turnaround times
  • What the report includes, and whether it has photos
  • Their drone registration, if they fly one

FAQs for Peartree Green

Are there drone restrictions around Peartree Green?

The answer turns on the exact location and the conditions on the day. Peartree Green is inside, or right on the edge of, the flight restriction zone around Southampton Airport. Before any flight there, we ask the airport for permission, and the flight only goes ahead if it’s given. The flight also waits for calm, dry weather.

Do you cover smaller places like Peartree Green?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Do you go up on the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.

Should I get a roof survey as well as a RICS home survey?

That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It doesn’t stand in for a RICS survey.

What we can’t see

In fairness, there are limits to any roof survey:

  • Faults hidden behind ceilings, boards or coverings
  • A structural engineer’s report
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and doesn’t.

What this survey covers

Why act early in Peartree Green

Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. An independent look tells you how the roof is now. Around Peartree Green, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Why book with us

  • Packages from £150, inc. VAT
  • Drone flown under a CAA Flyer ID and Operator ID
  • Thermal imaging and drone inspection where they help
  • An independent view of the roof

The survey, step by step

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. Homes around Peartree Green frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We arrange access with you, the agent or the seller.
  3. We check the roof from ground level, from windows, from the roof space and from the roof where safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked
  • Check the loft hatch can be reached

The coast is about 2 miles or less from Peartree Green, and places near the sea get more salt in the air and more wind than inland.
