Pre-Purchase Roof Survey in Porter's End
A roof survey before you buy a house or flat in Porter's End. We’ve completed more than 5,000 surveys across London and South East England.
- Gutters that overflow or drip at the joints
- Signs of past leaks inside the loft
- Worn or lifted lead flashings
Pre-purchase roof surveys for homes and businesses in Porter's End
If you’re buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. We survey lead flashings and valleys, flat-roofed extensions and dormers and gutters and downpipes, and the problems we are asked to look at most are blistered or split felt on a flat roof and chimney mortar that has eroded.
In a village or hamlet like Porter's End, homes are frequently older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a pre-purchase roof survey does not cover
To be straight with you, there are limits to any roof survey:
- Anything beyond the roof, which a full home survey covers
- Asbestos testing of any kind
- Structural calculations (that is a structural engineer’s job)
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.
What we check
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- The roof space
- Natural slate
- Chimney stacks
- Lead flashings and valleys
How it works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from the ground, from windows, in the roof space and by drone where applicable. Most surveys take about 1–2 hours at a typical house, with time for the loft where it can be reached. Somewhere as small as Porter's End, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- Unlock side gates and any roof access doors
- Leave a clear route to the loft

What else we do in Porter's End
Different roofs, different checks
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Worn or cracked lead lets water straight into the roof, and missing lead is not unknown, as it’s a target for thieves.
Chimney stacks
We inspect the outside of the stack, and it is not a flue or gas safety check. We will say if the flue needs a specialist.
Tips from our surveys
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Mention any deadline when you contact us
- Give your solicitor a copy of the report
- Check we will be able to get into the roof space
- Notice patches of new decoration in top-floor rooms
We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each defect is explained in plain words, and recommendations are ranked by urgency where that helps.
After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
What affects the price in Porter's End
We confirm the price for your roof before you book. These are the things that affect it:
- Features like valleys, chimneys, dormers and parapets
- Building height and the viewpoints available
- The number of roofs, including extensions and garages
- Which survey package you book
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.
Booking your survey
We will typically ask about:
- What kind of property and roof it is
- What made you get in touch
- Where any leaks, stains or damp patches show inside
- Access details, like a loft hatch or a shared roof
Once you know what you need, call 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.
Common questions in Porter's End
Is drone flying allowed in Porter's End?
That depends on where the roof is and on the weather. Porter's End is about 1 mile from the edge of the flight restriction zone around Luton Airport. We check the exact boundary for the address before flying, and if the roof falls inside it, we ask for permission first. High wind or heavy rain also stops a small drone flying.
Is my home in Porter's End listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Is this an asbestos survey?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
What’s the best way to book?
Just phone 07833 053749 or email us with the address. We will ask a few questions, confirm the price and agree a date.
How many surveys have you done?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Is a roof survey worth having alongside a home survey?
It is your choice, but the two do different jobs. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.
Do you need access inside the house?
Where we can, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.
Buying a home or a new roof in Porter's End
In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile, with flat-roofed extensions, dormers and garages common everywhere. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. The flight restriction zone around Luton Airport comes within about 1 mile of Porter's End. If the drone is used for your survey, we check the exact boundary for the address before flying.
If you live in an older home near St Peter, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. Landlords with a home close to Harpenden station may find that a roof report gives you a clear picture before you buy or settle up with a roofer. Historic houses such as Shaw's Corner, about 2 miles east, show how far back building around Porter's End goes. If you’re buying an older home nearby, it’s worth knowing whether it’s listed or in a conservation area before you plan any re-roofing.
Porter's End is about 2 miles north-east of Harpenden, in Hertfordshire. We survey roofs in Porter's End and the rest of Hertfordshire. We cover towns and villages across Hertfordshire, large and small. There’s also a page for Milton Keynes.

Within a short drive, we also cover Watford (13 miles south), Hemel Hempstead (9 miles south-west), Stevenage (7 miles north-east), St Albans (6 miles south), Welwyn Garden City (6 miles south-east) and Hitchin (8 miles north).
What’s near Porter's End
In Porter's End, that means homes and buildings near The Tin Pot Public House and Sir John Lawes School and the streets around them. The closest station to Porter's End is Harpenden station, roughly 2.5 miles south-west. Other landmarks nearby include St Albans City Hospital (5.7 miles south) and Luton Castle (5 miles north-west). Not far away are Wheathampstead Local Nature Reserve.
Leave it or get it looked at?
A mortgage valuation is not a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. Our survey is done for you, and the report is written for you to use. In a small place like Porter's End, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the exact price before booking.
